Summary
The Building Maintenance Technician maintains designated City buildings in safe, functional, and efficient operating condition by performing routine to skilled maintenance and repair work. This position exercises independent judgment in diagnosing and resolving maintenance issues, completing routine to small-scale building maintenance projects, coordinating with vendors under established guidelines, and providing day-to-day technical guidance to other maintenance and janitorial staff as assigned.
Hiring Salary Range is $34.47 - $43.62
Full Salary Range is $34.47 - $48.24
Essential Duties
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Independently inspect, maintain, troubleshoot, and repair mechanical, geothermal, and building systems, including boilers, air handlers, chillers, rooftop units, makeup air units, ventilators, cabinet and unit heaters, ERVs, condensers, heat pumps, generators, air compressors, VAVs, pumps, overhead garage doors, fire alarm systems, indoor water features, and ice arena and field house equipment.
Operate and monitor Building Automation Systems and Lighting Control Systems, including remote access for troubleshooting and system adjustments in coordination with supervisory staff.
Exercise independent judgment in diagnosing equipment failures, determining appropriate corrective actions, and completing routine to small-scale maintenance projects in accordance with City policies, safety standards, and established procedures.
Perform preventive maintenance on building systems and equipment and complete required documentation. Conduct daily and weekly building walkthroughs using checklists to identify maintenance needs and recommend corrective actions.
Assist with capital projects and independently complete routine and small maintenance projects. Maintain frequent and regular contact with vendors to request quotes, coordinate service calls, and obtain pricing for materials and services, consistent with purchasing policies and under the general direction of the Building Maintenance Manager. Recommend when outside contractors are required.
Work collaboratively with other maintenance technicians to ensure preventive maintenance activities are completed. Provide informal guidance and technical assistance to maintenance and janitorial staff to support daily operations and work quality.
Perform carpentry, painting, lock repair, wall and furniture repairs, lamp and ballast replacement, and plumbing fixture and drain maintenance.
Lock and unlock buildings as needed and respond to on-call emergencies involving fire alarms, security concerns, and equipment failures.
Communicate with building occupants to prioritize service requests and provide notice of maintenance or project activities that may cause disruptions. Respond to City staff requests in a timely and professional manner.
Determine material and supply needs, make authorized purchases and order, track, and distribute janitorial products and equipment. Provide limited oversight and guidance to janitorial staff to ensure cleanliness standards are met.
Perform seasonal duties such as snow and ice removal and assist with furniture moves, room setups, takedowns, and miscellaneous material handling tasks.
This position will be required to perform on-call duties and may be required to work alternative schedules including evenings, early mornings, and weekends, as required for the City's maintenance operations

TOOLS AND EQUIPMENT USED:
Motorized vehicles (trucks, lifts, forklifts, bucket trucks); hand and power tools; voltmeter, megohmmeter, anemometer, manometer, capacitor tester; janitorial equipment; cell phone; laptop.
Qualifications
MINIMUM QUALIFICATIONS:
* High school diploma or GED.
* Minimum five (5) years of building maintenance experience, or an equivalent combination of education and experience.
* Boiler license or ability to obtain within six (6) months of employment.
* Registered unlicensed electrician license or ability to obtain within six (6) months of employment.
* Valid state driver's license.
PREFERRED QUALIFICATIONS:
* Vocational training in building maintenance or a related field.
* Municipal or public-sector building maintenance experience.
* Experience working with Building Automation Systems.
