Job Description
Thies & Talle Management, Inc., a leading property management company with over forty years of experience in the multi‑housing industry, is now hiring a Full‑time, 30 hours per week caretaker to work at two of our apartment communities located in St. Francis & Princeton, MN. Caretaking duties include light yard maintenance and cleaning of apartment turnovers and common areas. Some night and weekend hours are required.
Must be reliable.

SummaryThe caretaker is responsible for cleaning and minor maintenance of all buildings on‑site, maintaining the lawn and surrounding property, and communicating regularly and effectively with residents, staff, and all levels of management.
Essential Duties and Responsibilities- Cleans all common areas and leasing office.
- Cleans vacant units and prepares units for new occupancy, including cleaning all appliances, cabinets, cupboards, heating registers, light fixtures, blinds, closets, etc.
- Picks up trash on property and maintains a clean and safe exterior environment.
- Performs snow and ice removal including snowblowing, shoveling, and putting down salt, using a pick to remove ice build‑up on sidewalks, walkways, parking lots, roofs, and common spaces.
- Keeps parking areas clean and well maintained.
- Notifies supervisor of any resident or safety issues.
- Interacts positively with residents to maintain good communication and resident relations.
- Accurately completes paperwork such as service requests and timesheets.
- Communicates with management on changes, maintenance needs and tenant issues.
The caretaker reports to the Property Manager and does not supervise other employees.
Job Requirements Qualification RequirementsTo perform this position successfully, an individual must be able to perform each essential duty satisfactorily.
Education and ExperienceSome experience in housekeeping, caretaking, or janitorial work is preferred.
Language SkillsAbility to understand written and verbal directions and to read and follow instructions on safety information for cleaning supplies.
Mathematical SkillsAbility to add, subtract, multiply, and divide in all units of measure.
Reasoning AbilityNeeds to be able to assess a situation based on available data and information and make timely and appropriate decisions.
Other Skills, Abilities, and SpecificationsThis job requires self‑motivation and the ability to work independently, follow oral and written instructions, prioritize job duties, and give attention to detail.
Punctuality and AttendanceRegular attendance, reliability, and punctuality are required. Employees must be available on evenings and weekends, especially at the beginning and end of the month, to work on apartment turnovers and to respond to occasional property or tenant emergencies.
Working ConditionsMust be able to work in cramped positions for extended periods, use ladders to full height, and work with a variety of commercial cleaning products. Responsibilities include indoor and outdoor work in inclement weather; noise level is usually moderate.
Physical DemandsRegularly required to stand, walk, sit, stoop, kneel, crouch, crawl, climb stairs, and talk or hear. Occasionally required to reach with hands and arms and to balance. Must regularly lift and/or move up to 50 pounds and frequently push or pull heavy items such as refrigerators, stoves, vacuum cleaners, snow blowers, and manual shovels. Specific vision abilities required include close vision, distance vision, and depth perception.
