EssentialJob Duties
- Prepares make‑ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any other necessary tasks to provide residents with a quality move‑in experience.
- Responds to resident requests in a timely manner and with a professional attitude.
- Provides support and is accountable for delivering commitments to residents, including quality move‑ins, residential satisfaction, expedited service, and personal attention.
- Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry, painting, and snow removal (if applicable).
- Maintains grounds, pools/hot tubs, common areas, and dog park amenities to keep them clean, operational, and safe.
- May be on call to respond to after‑hour emergencies.
- Reports maintenance concerns on vacant units, models, and common areas to the Maintenance Supervisor.
- Performs maintenance as scheduled by the Maintenance Supervisor; attends required training.
- Dresses per company uniform and professional appearance standards.
- Maintains all safety procedures and safeguards company tools and equipment.
- Achieves high productivity through reliable on‑site attendance and timely reporting of any tardiness or attendance issues to the supervisor.
- Performs any other related duties as required or assigned.
- Valid driver’s license.
- EPA 608 – Minimum TypeII and CPO or local city‑required certificate.
- Ability to read and understand documents such as policy manuals, safety rules, and operating and maintenance instructions.
- Ability to compute rates, ratios, percentages and prepare and interpret bar graphs.
- Problem‑solving ability involving several known variables in routine situations.
- Use of common sense to carry out written, oral, or diagrammed instructions.
- Basic arithmetic in all units of measure.
- Ability to write routine reports and correspondence.
- Follow all safety procedures.
High School Diploma, GED, Trade, Technical, or Vocational school.
Experience1+ years of related experience.
Physical DemandsMay need to stand and walk for extended periods, ascend and descend stairs, ladders, and step stools, and remain stationary 85% of the time. Must operate office machinery, travel between buildings, and lift, carry, push, pull, or move objects up to 100pounds occasionally or frequently. Travel to locations may vary in frequency and duration.

Compensation$20.40 – $24.00 per hour. Pay may vary with geographic location, experience, and other factors. The company will not pay less than minimum wage.
