Maintenance Technician

Job Overview

Ebenezer is looking for a Maintenance Technician to join our senior cooperative team at Zvago Cooperative Glen Lake in Minnetonka, MN! This position will be responsible, under the direction of the supervisor, for the overall maintenance of the building and property.

This maintenance tech schedule includes:

• 60 hours every two weeks
• Full time;
  Day shift
• No weekends

• Performs routine maintenance duties.
• Schedules and performs assigned work order requests within a timely manner.
• Performs routine inspections and repairs and documents them on building logs/checklists.
• Assists with establishing and maintaining a preventive maintenance program by providing supporting documentation that the maintenance program is in compliance with the appropriate schedule.
• Assists in coordinating projects and/or repairs to be done by outside contractors, ensuring that the projects are done in a timely manner to meet the needs of the property you serve.
• Assists to ensure that outside professional contractors are performing the contracted services based on their contracts (e.g., Elevator, Fire Alarm systems, Fire Sprinkler Systems, HVAC).
• Performs pre-REAC inspections to ensure that the property is compliant. Makes all necessary repairs before the REAC inspection if applicable.
• Performs necessary repairs post-REAC inspection to bring the property back into compliance, coordinating with contractors as needed.
• Performs general repairs such as working with small hand/power tools, changing belts on motors, greasing bearings, performing limited light electrical repairs (with approval), light plumbing work, light HVAC work, repairing damaged tile, carpet, screens, and more.
• Performs carpentry work such as fitting doors and refinishing woodwork.
• Assists with custodial work including sweeping, mopping, vacuuming, emptying trash, cleaning windows, replacing light bulbs, and setting up common area rooms for owners upon request.
• Prepares units for turnover including painting and shampooing carpets.
• Provides monthly reports to owner on completed tasks and daily reports to the supervisor of service tasks completed that day.
• Performs groundskeeping duties as necessary, including shoveling snow, using ice melt, operating motorized grounds equipment, maintaining equipment, seasonal clean up, trimming trees and shrubs, moving outdoor furniture and planters, distributing plants, handling chemicals, and operating skid steer.
• Performs other duties as assigned and directed.
• On-call for maintenance emergencies.

• One to three years of previous experience.
• Basic understanding of Microsoft Word, Excel, and Outlook.
• Driver's License.

• Vocational School Technical Training or Associate Degree in HVAC or related field.
• Three to five years of previous experience.
• Bobcat Certification with Current Driver’s License (in good standing).

An individual's pay rate within the posted range may be determined by various factors, including skills, knowledge, relevant education, experience, and market conditions.
