Incumbent serves as Maintenance Superintendent for the Owen County Maintenance Department, responsible for maintaining Court House, related buildings, and grounds.

DUTIES
  • Receives and processes calls for troubleshooting building and mechanical systems, including reviewing requests for service, determining if problems can be resolved in-house, setting priorities, assigning staff, and/or performing maintenance repairs.
  • Maintains emergency standby power, fire apparatus, and other safety equipment.
  • Oversees and performs repairs to county buildings, rental properties, and county equipment, including meeting with appropriate County staff to determine needs, planning time needs for designated projects, maintaining records of labor and materials, ordering supplies and materials, assisting in selection of necessary outside bids, and reading blueprints. Serves as liaison with contractors and ensures contractors' work conforms to standards.
  • Schedules, assigns, and performs grounds maintenance functions such as mowing grass, trimming lawns and shrubs, raking/blowing leaves, snow removal, salt spreading, cleaning/repairing sidewalks and curbs, and other related tasks.
  • Oversees and performs HVAC system preventive maintenance, including monitoring operation of HVAC units, checking filters, troubleshooting problems, and emergency repairs.
  • Oversees and performs plumbing maintenance, including repairing water leaks, unclogging drains, installing fixtures, and emergency repairs.
  • Oversees and performs electrical maintenance to county buildings, fixtures, and equipment including testing circuits to locate problems, replacing equipment such as switches, outlets, and ballasts, and emergency repairs.
  • Develops and executes preventative maintenance program for systems and tools including inspecting all facility equipment and organizing manufacturer's suggested systems and parts.
  • Manages and maintains locks for assigned County buildings, including re-keying and maintaining key schedule and detailed electronic and mechanical lock repair.
  • Oversees and performs carpentry and construction work including finishing carpentry work. Performs janitorial duties as necessary including disposing trash and mopping/sweeping floors. Regularly responds to emergencies on 24 hour basis.
  • Performs related duties as assigned.
II. SKILLS AND KNOWLEDGE
  • High school diploma or GED.
  • Must be at least 21 years of age.
  • Practical knowledge of and ability to make practical application of Department safety policies and procedures and basic janitorial and sanitation requirements for assigned areas of responsibility.
  • Practical knowledge of maintenance practices, building upkeep, basic carpentry, plumbing, electrical, and mechanical trades, computer numerical control machining, and industrial maintenance, with ability to analyze and diagnose causes of mechanical and electrical malfunctions and complete related maintenance, renovations, repairs, and safety measures as required.
  • Practical knowledge of safety precautions practices applicable to working with a variety of cleaning chemicals and pesticides, with ability to read and understand equipment manuals and label directions for correct mixing and use of cleaning supplies and/or pesticides.
