JOB SUMMARY The Facilities & Property Maintenance Lead Technician is responsible for the maintenance, repair, troubleshooting, and overall upkeep of Wilson Logistics' commercial and residential properties. This hands-on position serves as the primary onsite resource for diagnosing and resolving facility-related issues across multiple locations, ensuring properties remain safe, functional, and well-maintained.

The ideal candidate possesses strong working knowledge of HVAC, plumbing, electrical, carpentry, and general building systems and can independently troubleshoot and repair many maintenance issues before engaging outside vendors. This role also supports facility inspections, preventive maintenance programs, vendor coordination, property improvement projects, and janitorial oversight.

The Facilities & Property Maintenance Lead Technician works closely with management to prioritize maintenance needs, control repair costs, and ensure facilities are maintained to a high standard.

ESSENTIAL DUTIES AND RESPONSIBILITIES Serve as the primary onsite maintenance resource for multiple company-owned commercial and residential properties.

Diagnose, troubleshoot, and repair HVAC, plumbing, electrical, mechanical, and building system issues whenever possible prior to vendor engagement.

Perform routine inspections of facilities, grounds, and building systems to identify maintenance concerns, safety hazards, and opportunities for preventive maintenance.

Execute preventive maintenance programs designed to maximize equipment life, reduce downtime, and minimize repair costs.

Perform HVAC maintenance and basic system repairs, including filter changes, belt replacement, troubleshooting, and coordination of major repairs when necessary.

Troubleshoot and repair plumbing systems including fixtures, faucets, toilets, drains, water lines, and related equipment.

Perform electrical troubleshooting and repairs including lighting, outlets, switches, breakers, and other building components within skill level and regulatory guidelines.

Complete carpentry, painting, drywall, flooring, door hardware, and general building repairs.

Coordinate and oversee janitorial services and facility appearance standards across all locations.

Respond promptly to maintenance requests, facility emergencies, and operational disruptions.

Manage and prioritize maintenance work orders across multiple properties and departments.

Determine when outside vendors are required, obtain quotes as directed, coordinate service providers, and verify quality of completed work.

Support facility renovations, capital improvement projects, office moves, and special projects.

Assist with landscaping, grounds maintenance, snow removal, and seasonal property needs.

Maintain inventory of maintenance supplies, tools, and replacement parts.

Operate maintenance equipment, hand tools, power tools, lifts, and company vehicles safely and effectively.

Maintain accurate records of inspections, repairs, maintenance activities, and vendor services.

Participate in after-hours, weekend, and emergency response activities as needed.

Follow all company safety policies and procedures while promoting a safe working environment.

PHYSICAL REQUIREMENTS Ability to lift up to 75 pounds.

Ability to climb ladders, work at heights, kneel, crawl, and perform physical maintenance activities.

Ability to work indoors and outdoors in varying weather conditions.

Ability to travel between company locations as needed.

QUALIFICATIONS Minimum 5 years of hands-on facility maintenance, building maintenance, property maintenance, or related experience.

Strong troubleshooting and diagnostic skills in HVAC, plumbing, electrical, and general building systems.

Ability to independently identify root causes of maintenance issues and implement effective solutions.

Experience managing maintenance needs across multiple locations preferred.

Working knowledge of preventive maintenance programs and facility management best practices.

Ability to coordinate vendors and contractors while ensuring quality workmanship and cost control.

Proficiency with hand tools, power tools, maintenance equipment, and basic computer systems.

Valid driver's license with acceptable driving record.

PREFERRED QUALIFICATIONSHVAC certification or relevant trade certification.

Experience with commercial facilities maintenance.

Knowledge of building automation systems, access control systems, and security systems.

Experience supervising vendors, contractors, or maintenance projects.
