REAL ESTATE TURNOVER TECHNICIAN – PROPERTY MANAGEMENT

Vine Brook Homes is an internally managed in‑house real estate investment company that acquires, renovates, leases, and operates single‑family rental homes across the Midwest. We currently own and manage more than 14,000 properties and are expanding our portfolio beyond 25,000 homes.

The Turnover Manager (Make‑Ready Manager) is responsible for the timely completion of make‑ready work on vacant units within budgetary constraints. The role may involve performing some turnover tasks personally and supervising contract vendors for other tasks. The manager directs technicians and coordinates workflow to achieve efficient turnarounds and also performs turnovers when necessary.

• Inspect units and document scope of work for make‑ready.
• Bid or set budget for make‑ready by scope item for each unit.
• Order parts and supplies as needed for each turnover.
• Assign and monitor vendors used for various tasks.
• Confirm completion of all tasks to standard.
• Certify units as market‑ready and hand keys to the Leasing Manager.
• Perform unit walks with Management or finalize punch list items, if needed.
• Process invoices for parts and services used in each turnover.

• Computer skills: e‑mail, Microsoft Office, Internet.
• Basic knowledge of estimating and bidding processes.
• Ability to manage multiple tasks and job sites concurrently.
• Basic trade skills (electrical, plumbing, carpentry, HVAC, appliances).
• Ability to direct and follow up with vendors to achieve desired results.
• Effective communication with other departments and associates inside and outside the organization.

This position manages turnover technicians and contract vendors, including assignment of tasks, routine inspections, callbacks, invoice approvals, and dismissal of vendors that do not meet standards.

Local travel during business hours; occasional travel to assist other markets may be required.

Full‑time, Monday‑Friday, 8:00 a.m. – 5:00 p.m. Some evening and weekend work and overtime may be required as job duties demand.

• High school diploma or equivalent.
• Two to five years of experience in a maintenance role.
• Two to five years of management experience.
• HVAC certification.
• At least two years of carpentry, plumbing, and electrical experience.
• Exemplary customer service skills.
• Time‑management skills.
• Strong verbal and written communication.
• Proficiency in using mobile devices such as tablets and smartphones.
• Must own tools; company provides larger equipment.
• Valid driver’s license with a clean record.
• Pass a motor‑vehicle, drug screen, credit, and criminal background check.

• Completion of technical or vocational school.
• EPA certification.
• Freon handling certificate.
• Electrical certification.
• Bilingual (Spanish).
• Knowledge of Yardi property‑management software.
