The Maintenance Director will oversee maintenance and regulatory compliance aspects of the Long‑Term Care Nursing facility, ensuring excellent communication and basic computer skills. The role includes service of electrical and mechanical systems; maintenance of equipment, physical plant, utilities, and grounds. Must be hands‑on and capable of painting sheetrock, performing minor electrical and plumbing repairs, replacing toilets, and more. The position requires occasional night and weekend on‑call for repairs and tasks such as night fire drills.
Responsibilities- Coordinate compliance with local, state and federal building codes, SDS, OSHA, EPA regulations, and fire codes, guided by an online regulatory compliance program.
- Coordinate with contractors and vendors to ensure regulatory tasks are completed on schedule and repairs are done in a timely fashion, verifying that vendor insurance and licenses are current.
- Conduct regular inspections of life safety systems that are not required to be done by outside vendors.
- Oversee necessary repairs and maintenance in rooms and common areas, ensuring rooms are ready for new admissions.
- Ensure outdoor property maintenance, including landscaping, snow removal and garbage/trash removal, coordinating with vendors.
- Maintain inventory control for all general supplies, parts and equipment required for repairs and maintenance; place orders through purchasing.
- Maintain all required documentation for compliance with regulations.
- Assess plumbing and electrical problems within the community and determine the best course of action to correct them within local and state codes.
- Review safety data sheets (SDS) as needed for potential exposure to hazardous chemicals and take necessary precautions.
- Respond appropriately to resident or community emergencies by providing assistance.
- Manage the online preventive maintenance and compliance program to ensure it is kept up to date and properly documented.
- Direct the maintenance and operations of various facility systems—including electrical, refrigeration, water, and life safety systems—to ensure uninterrupted service.
- Assist with departmental budget, vendor estimates, and costs of specific repair projects.
- Hire and train maintenance staff, including interviewing and selection of personnel.
- Maintain the department schedule to ensure adequate staffing.
- Conduct yearly written evaluations of all department employees.
- Move furniture, equipment, and other items as needed.
- Ensure that staff provides a safe environment for the facility and its residents.
- Perform other duties as assigned.
- Experience in supervisory positions in maintenance and/or environmental services.
- Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
- Ability to identify issues and determine repairs and maintenance schedules for building systems.
- Excellent management and supervisory skills.
- Proficiency with Microsoft Office Suite or similar software.
- Understanding of OSHA and EPA regulations as they pertain to facility operation and maintenance in nursing care facilities.
- Oversee, schedule and coordinate daily work assignments of maintenance staff.
