The Maintenance Technician ensures the reliable operation, safety, and upkeep of facility equipment and building systems within a manufacturing plant. This role focuses on performing routine inspections, preventative maintenance, minor repairs, and equipment troubleshooting while adhering strictly to safety standards and documenting all work in the computerized maintenance management system (CMMS). The technician collaborates closely with coworkers, customer staff, and subcontractors to deliver high-quality service and maintain an efficient, safe working environment.
Responsibilities- Follow all safety guidelines and procedures, including OSHA regulations and lock-out/tag-out practices, to ensure a safe work environment.
- Conduct regular shift rounds to inspect systems and equipment, identify potential issues, and document performance and conditions.
- Maintain, troubleshoot, and perform minor repairs on equipment, occasionally working under the guidance of more experienced technicians.
- Inspect and evaluate equipment by measuring operating characteristics such as speeds, pressures, vacuum, vibration, and wear, and by checking expendable components such as belts, hoses, fluids, and filters.
- Service and maintain docks, including levelers and seals, as well as commercial doors (including automatic and hollow metal types), commercial locks, and door hardware.
- Perform preventative maintenance tasks such as filter changes, condenser cleaning, oil changes, and lubrication and greasing of machinery.
- Carry out building repairs including routine cleaning, patching, and painting, along with basic plumbing and simple electrical repairs.
- Respond to and resolve facility-related concerns, such as lighting issues and other minor building system problems.
- Complete detailed training on life-critical work practices, including modified confined space procedures and hazardous energy control, and follow required documentation processes using paper and digital tools.
- Document all work results accurately in the CMMS, analyze findings, and recommend updates or improvements to preventative maintenance (PM) lists.
- Communicate clearly and professionally with coworkers and customer staff to ensure work requests are fully understood and provide regular updates on work status and expected completion timelines.
- Provide guidance and oversight to subcontractors delivering facilities services when needed.
- Operate forklifts, scissor lifts, and aerial lifts safely and in accordance with company and regulatory standards.
- Use personal computers, cell phones, and electronic tablets to manage emails, work orders, and maintenance documentation.
- Perform repetitive tasks as trained, following established procedures without deviation to maintain consistency and quality.
- Solve practical problems in situations with limited standardization by applying sound judgment and technical knowledge.
- Support non-standard schedules and weekend work when required to meet operational needs.
- Carry out other related duties as assigned to support the efficient operation and maintenance of the facility.
- High school diploma or equivalent.
- At least one year of experience servicing and maintaining commercial dock levelers, doors, automatic doors, dock locks, and overhead door hardware, including maintaining dock maintenance program records.
- Experience maintaining pneumatic and/or hydraulic systems.
- Ability to interpret and fully understand safety rules, operating and maintenance instructions, procedure manuals, and a variety of written, oral, diagram, or graphic instructions.
- Ability to execute repetitive tasks as trained, without deviation from established procedures.
- Ability to write routine reports and correspondence and manage email communications effectively.
- Ability to operate and navigate a work order system for documenting and tracking maintenance activities.
- Ability to speak effectively before groups of customers and employees to explain work, status, and technical information.
- Proficiency in using hand tools and small and large power tools for maintenance and repair tasks.
