PositionSummary
The Maintenance Technician is a hands-on field role responsible for the upkeep, repair, and maintenance of vacation rental properties across the Big Sky Vacation Rentals portfolio. This role requires a self-sufficient, solution-oriented professional who can diagnose and resolve a wide range of property issues quickly, communicate clearly, and consistently deliver work that reflects the quality standard our owners and guests expect.
This is not a desk job. You will be in the field daily - solving real problems and representing Big Sky Vacation Rentals with every interaction. The ideal candidate takes pride in their work, shows up ready, and treats every property like it belongs to someone they care about - because it does.
Core Responsibilities Property Maintenance & Repairs- Perform general maintenance and repair work across assigned vacation rental properties including plumbing, electrical, HVAC, appliances, carpentry, painting, and general handyman tasks
- Diagnose maintenance issues efficiently and determine the best course of action - repair, replace, or escape to a licensed specialist
- Complete work orders assigned through Breezeway in a timely manner with clear documentation of work performed, parts used, and time spent
- Respond to urgent and guest-reported maintenance issues with urgency and professionalism - same-day response is the standard for guest-impacting issues
- Perform preventive maintenance inspections to identify and address issues before they impact guests or owners
- Support the inspection and turnover team by addressing maintenance items identified during property inspections
- Ensure all appliances, fixtures, systems, and amenities are in proper working order before each guest arrival
- Assist with seasonal property preparation - winterization, HVAC filter changes, outdoor furniture setup, hot tub maintenance, and similar recurring tasks
- Maintain exterior property standards including decks, walkways, exterior lighting, and entry areas
- Maintain a properly stocked work vehicle at the start of each shift - all common maintenance supplies loaded and verified before departure
- Restock vehicle from the office par inventory as needed to ensure supply readiness throughout the day
- Track parts and materials used on each work order and communicate supply needs to the Operations Manager
- Keep the work vehicle clean, organized, and professionally maintained at all times
- Log all completed work orders in Breezeway with accurate notes, photos, and time stamps
- Communicate proactively with the Operations Manager on job status, parts needs, and any issues requiring escalation
- Notify the Operations Manager immediately of any conditions that could impact guest safety, owner liability, or property integrity
- Represent Big Sky Vacation Rentals professionally in all interactions with guests, owners, and vendors
- Technical Ability -Proficient in general maintenance trades - basic plumbing, electrical, carpentry, painting, and appliance repair
- Problem Solving -Ability to assess a situation quickly, determine the right fix, and execute without step-by-step direction
- Reliability -Shows up on time, completes assigned work orders, and follows through without needing to be managed
- Attention to Detail -Work is done right the first time - a property left with an unresolved issue is not an option
- Communication -Clear and timely updates to the Operations Manager on work status, parts needed, and anything unexpected
- Professionalism -Interacts with guests and owners with courtesy and care - represents the Big Sky Vacation Rentals brand every day
