Maintenance Technician II

As Maintenance Technician II, you will handle work orders independently, assist with preventative maintenance, and support day‑to‑day upkeep across the community. This role requires HVAC certification and a working knowledge of routine repairs.

• Education: High School or GED equivalent
• Experience: Two years of apartment maintenance experience preferred

  Valid Driver's License, EPA/HVAC Certification, CPO Certification is a plus

• Diagnose and perform maintenance and repairs in a timely and professional manner.
• Assure all service requests are completed by Hawthorne standards.
• Repair and restore vacant apartments to make ready status in preparation for the next move‑in as per company standard.
• Assist with pool maintenance and cleaning.
• Complete preventive maintenance according to the guidelines outlined in company policy.

• Perform building and common area upkeep daily.
• Assist in keeping grounds neat and free of litter, debris, and pet waste.
• Maintain shop appearance to facilitate quick assessment of supply inventory.

• Promote good professional relations with residents, co‑workers, and company staff through the LIVE IT culture, always displaying a friendly and courteous attitude towards prospects, residents, vendors, and other employees.
• Conduct on‑call emergency service rotation as scheduled.
• Follow safety guidelines in accordance with OSHA and company policy and standards.
• Complete special projects as needed.

• Maintenance Technicians work Monday through Friday, with standard office hours from 8:00 AM to 5:00 PM.
• This role will require participation in an on‑call rotation for after‑hours emergencies and occasional support for resident events, as needed.

• Maintenance Technician II is eligible for a monthly renewal bonus program, quarterly performance bonuses, and quarterly resident satisfaction bonuses in addition to hourly compensation.
