Thies & Talle Management, Inc., a leading property management company with over forty years of experience in the multi‑housing industry, is hiring a Full‑time Caretaker to work at four apartment communities in Monticello, Albertville, and Buffalo, MN. Duties include light yard maintenance and cleaning of apartment turnovers and common areas; some night and weekend hours are required. Reliable, self‑motivated individuals who can work independently are encouraged to apply.

SUMMARY

The caretaker provides cleaning and minor maintenance of all buildings on‑site, maintaining lawns and surrounding property. The caretaker communicates regularly and effectively with residents, staff, and all levels of management.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Cleans all common areas and the leasing office.
  • Cleans vacant units and prepares units for new occupancy, including all appliances, cabinets, cupboards, heating registers, light fixtures, blinds, and closets.
  • Picks up trash on property and maintains a clean and safe exterior environment.
  • Performs snow and ice removal—including snowblowing, shoveling, and salting—using a pick to remove ice buildup on sidewalks, walkways, parking lots, roofs, and common spaces.
  • Keeps parking areas clean and well maintenance.
  • Notifies supervisor of any resident or safety issues.
  • Interacts positively with residents to maintain good communication and resident relations.
SECONDARY DUTIES AND RESPONSIBILITIES
  • Accurately completes paperwork such as service requests and timesheets.
  • Communicates with management on changes, maintenance needs, and tenant issues.
SUPERVISORY RELATIONSHIPS

The caretaker reports to the Property Manager and does not supervise other employees.

QUALIFICATION REQUIREMENTS

Education and Experience

Some experience in housekeeping, caretaking, or janitorial work preferred.

Language Skills

Ability to understand written and verbal directions and to read and follow safety information for cleaning supplies.

Mathematical Skills

Ability to add, subtract, multiply, and divide in all units of measure.

Reasoning Ability

Ability to assess situations based on available data and make timely, appropriate decisions.

Other Skills/Abilities/Specifications

Self‑motivation, ability to work independently, follow oral and written instructions, prioritize job duties, and pay close attention to detail.

PUNCTUALITY AND ATTENDANCE

Regular attendance, reliability, and punctuality are required. Availability during evenings, weekends, and at the beginning and end of the month for apartment turnovers is essential.

WORKING CONDITIONS

Work may involve cramped positions for extended periods, use of ladders, and exposure to various commercial cleaning products. Indoor and outdoor weather conditions, including inclement weather, may occur. Noise levels are usually moderate.

PHYSICAL DEMANDS

Regular standing, walking, sitting, stooping, kneeling, crouching, crawling, climbing stairs, and talking or hearing. Occasional reaching with hands and arms, and climbing or balancing may be required. Must regularly lift or move up to 50 pounds and frequently push or pull heavy items such as refrigerators, stoves, vacuum cleaners, snow blowers, and manual shovels. Specific vision abilities include close, distance, and depth perception.

Exposure to poor sanitation conditions, insects, and rodents may occur.
