Assistant Maintenance Supervisor, Residential
The Assistant Maintenance Supervisor supports the overall maintenance operations of the property, assisting with both make‑ready and service work orders. This role ensures compliance with company policies, safety standards, and applicable federal and state regulations (e.g., ADA, Fair Housing, OSHA, HAZCOM, Lead-Based Paint).
OverviewAssist in overseeing daily maintenance operations and lead the team in the absence of the Maintenance Supervisor. Perform maintenance tasks directly or delegate to Maintenance Technicians, while occasionally inspecting completed work for quality and compliance. Support the implementation and management of the resident service request system, aiming for completion within 24 hours whenever possible. Schedule and participate in the on‑call rotation and provide service support as needed.
Maintain current and accessible safety documentation, including MSDS sheets, HAZCOM records, Lead‑Based Paint protocols, mold/mildew procedures, pool and refrigerant logs, and EPA/OSHA compliance materials. Monitor property conditions and promptly address any unsafe situations. Maintain accurate records for preventive maintenance, service requests, and make‑ready status of vacant units. Ensure expenditures align with budget guidelines unless prior approval is obtained from the Property Manager or Regional Manager.
Schedule and perform routine maintenance on equipment and ensure tools are in excellent working condition. Diagnose and perform minor repairs across a range of systems and components, including identifying and mapping utility meter cut‑offs, fixture shut‑offs, and sewer clean‑outs. Maintain adequate inventory of parts and materials to support common repairs. Assist in maintaining clean and litter‑free grounds, including raking, sweeping, and shoveling as needed.
Support the make‑ready process and collaborate with the Make‑Ready Manager on unit preparation tasks. Follow all company safety protocols and use appropriate safety equipment at all times. Report unsafe conditions immediately and ensure familiarity with safety features of all tools and equipment. Perform additional duties as assigned by the Property Manager or Regional Manager.
