JOB DESCRIPTION SUMMARYThis position performs technical and mechanical work to ensure building, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and functionality.
JOB DESCRIPTION Essential Responsibilities- Complete assigned work orders from resident requests and preventive maintenance, diagnosing and repairing defects in accordance with policies, procedures, safety standards, and code requirements.
- Complete the make‑ready process for vacant apartment homes, including pre‑move‑out inspection, punch list creation, vendor scheduling, material acquisition, task execution, and final inspection.
- Access and obtain materials, supplies, equipment, and tools from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor about re‑ordering needs.
- Document and complete paperwork promptly and accurately so service requests are properly logged and tracked.
- Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
- Support cost‑cutting and expense control programs by fixing rather than replacing parts, conserving materials and supplies, and using tools and equipment correctly.
- Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing OSHA and other safety training, and reporting accidents promptly.
- Periodically inspect work performed by contractors and vendors to verify quality standards, scope, and specifications.
- Assist in conducting routine and periodic property inspections to identify safety concerns, maintain property condition, and communicate physical needs to management.
- Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
- May travel to assist other properties, attend training, meetings, or other activities as required.
- Work a flexible schedule, including calling during evenings, weekends, and holidays.
- EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All required certifications by State and Local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
- Corporate Positions:
