Maintenance Director – Lead the Maintenance, Housekeeping, and Laundry teams at MBK Senior Living to maintain a safe, clean, and welcoming environment for residents, staff, and guests.

Schedule & Compensation

Schedule:

Sun–Thurs, Business Hours. Rate: $37–$39/hour DOE.

Responsibilities
  • Serve as on‑call point of contact for after‑hour emergencies.
  • Develop and implement comprehensive environmental, maintenance, and safety strategies, including a preventive maintenance plan for HVAC, plumbing, electrical, and equipment.
  • Prepare the department budget, forecast operational and capital expenditures, manage inventory and ordering, and track expenses.
  • Collaborate with department heads and the Executive Director to ensure a high‑quality living experience.
  • Conduct daily assessments of grounds, buildings, and equipment; identify hazards and ensure compliance.
  • Plan, organize, and direct department operations; develop programs, evaluate performance standards, and conduct in‑service training.
  • Supervise, coach, and evaluate maintenance assistants, technicians, housekeepers, and laundry attendants.
  • Oversee vacant apartment preparation, including drapes, painting, caulking, carpet shampooing, and necessary repairs.
  • Coordinate resident maintenance requests (electrical, plumbing, HVAC, life safety) and manage outside vendors and contractors.
  • Lead OSHA, SDS, and emergency drills; maintain safety and emergency vendor lists.
  • Assist team members with job duties and perform maintenance activities as needed.
  • Represent the community in a professional image and support marketing efforts.
  • Ensure a safe and secure environment for staff, residents, and guests following safety standards.
  • Promote teamwork and open communication through mentoring, coaching, and recognition programs.
  • Perform any additional duties assigned by the supervisor or designee.
Qualifications
  • High school diploma or equivalent required; two years of college or trade school education preferred; bachelor’s degree in engineering, facilities management, or related field a plus.
  • Minimum 5years of hands‑on, related work experience in environmental services, maintenance, or facilities management in a healthcare or senior‑living setting.
  • 5years of experience with building automation and system controls (plumbing, electrical, HVAC, refrigeration, boilers, pneumatic). Essential.
  • 3years of supervisory or lead experience in the building industry.
  • Strong mechanical, troubleshooting, carpentry, painting, and minor repair skills.
  • Proficient knowledge of safety and environmental codes, hazardous materials handling, asbestos management, fire life/safety systems, and emergency generators.
  • Ability to read technical manuals, blueprints, and schematics.
  • Excellent written and verbal communication, with proficiency in English.
  • Proficiency with Microsoft Office (Word, Excel, Outlook) and work‑order systems.
  • Strong organizational, problem‑solving, and time‑management skills.
  • Ability to make independent decisions, remain calm under stress, and handle conflicts.
  • Willingness to work independently without day‑to‑day supervision.
  • Valid driver’s license and reliable transportation; ability to operate a motor vehicle and transport passengers safely.
  • Must be 18years or older; complete a background clearance, health screening, and negative TB test within 7days of employment.
Physical Demands & Work Environment

Requires flexible scheduling, including evenings and weekends; support for short‑notice schedule changes. Must stand, walk, bend, kneel, squat, lift up to 50lb, push up to 250lb, and operate various equipment and tools. Ability to operate a motor vehicle and assist in resident transfers.
