Credentials/Minimum QualificationsHigh School diploma or GED required, valid Tennessee Driver's License required. Prior leadership experience and experience in a school district, public agency, or multi-site facility environment preferred.
Other QualificationsThe person in this position must have knowledge, skills, and demonstrated experience in areas related to facilities maintenance, construction, building systems, grounds, or related operations required. Working knowledge of building systems, including HVAC, plumbing, electrical, roofing, grounds, general repairs, life-safety systems, and preventive maintenance preferred. Strong ability to use technology systems for communication, documentation, work orders, scheduling, inventory, and reporting. This person must work cooperatively with school staff;
be courteous; be able to train, motivate, lead and supervise and fairly evaluate the maintenance staff. They must also be able to manage time efficiently as well as be committed to detail and record keeping. They must follow and enforce others to follow safety rules.
The person in this position must be physically active and interactive throughout the day; be able to organize and articulate ideas and directions clearly. This person must have and maintain the intellectual, sensory and motor functions necessary for the academic and physical demands of the job. This person must be able to see, hear, walk, step, climb, stoop, reach, grasp, pull and drive;
be emotionally mature and able to cope with stress appropriately. This person must be able to tolerate chemicals associated with the job as well as physical discomfort due to working extreme weather conditions. This person must be able to work as needed including unusual hours as deemed essential and possibly including some weekends. Must be able to drive city-owned vehicle and/or provide own transportation during performance of duty.

- Supervise, schedule, direct, and evaluate maintenance department employees.
- Assign daily, weekly, seasonal, and long-term work priorities for maintenance staff.
- Provide coaching, training, and feedback to employees to improve performance, safety, efficiency, and service quality.
- Assist with recruitment, hiring, assignment, transfer, promotion, discipline, and dismissal recommendations for maintenance employees in accordance with district procedures.
- Ensure departmental personnel understand expectations for professionalism, communication, safety, timeliness, and quality of work.
- Coordinate orientation and ongoing training for maintenance personnel.
- Oversee the maintenance, repair, and operational readiness of district buildings, grounds, equipment, and related systems.
- Develop, implement, and monitor a comprehensive preventive maintenance program for district facilities and equipment.
- Ensure timely response to work orders, urgent maintenance requests, and school-based facility needs.
- Monitor the condition of building systems, including HVAC, plumbing, electrical, roofing, lighting, flooring, doors, playground-related facility supports, grounds, and other operational systems.
- Inspect facilities and grounds to identify maintenance needs, safety concerns, code-related issues, and long-term capital needs.
- Maintain and monitor maintenance equipment, tools, vehicles, and supplies.
- Establish and support a vehicle and equipment maintenance program for the department.
- Ensure maintenance employees are trained in and follow applicable safety procedures, including universal precautions, asbestos awareness, hazard communication, equipment safety, personal protective equipment, and other required safety practices.
- Support district compliance with applicable federal, state, and local requirements related to school facilities, workplace safety, environmental safety, fire and life-safety systems, accessibility, and facility operations.
- Maintain required documentation related to inspections, maintenance activities, safety training, regulatory compliance, and facility records.
- Coordinate with district leaders and appropriate agencies or vendors regarding inspections, corrective actions, and required reporting.
- Promote safe work practices and ensure unsafe conditions are addressed promptly.
- Assist with planning, coordinating, and monitoring facility improvement projects, renovations, repairs, and capital maintenance work.
- Develop or assist with specifications for materials, equipment, supplies, and contracted services.
- Obtain quotes, make purchasing recommendations, and support procurement processes in accordance with district procedures and state law.
- Supervise and inspect work performed by outside contractors and vendors.
- Verify that contracted work has been completed appropriately before recommending approval of final payment.
