Job SummaryWe are seeking a Maintenance Supervisor for our 397 unit Senior Community, Amanda Park Senior Apartments in Murrieta, CA. The Maintenance Supervisor will report to the Community Manager, work Monday–Friday with occasional overtime, weekends, and on‑call emergencies. The role requires the candidate to reside on site in a provided 2‑bedroom unit. Competitive hourly pay ranges from $33 to $36, based on experience.
Responsibilities- Manage overall maintenance of the community and ensure timely completion of work orders using an electronic work order management system.
- Supervise, train, and support maintenance team members in property maintenance and curb appeal.
- Ensure all major repairs are reported to the Community Manager.
- Produce results with little direction while supporting and encouraging team members.
- Work collaboratively and independently, taking initiative.
- Consistently produce quality work while upholding maintenance and safety standards.
- Hold subordinates accountable to maintain goals and timelines.
- Adapt to new changes in the workplace.
- Conduct business in accordance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and all applicable laws.
- Maintain and communicate HAZCOM standards; keep SDS sheets current and accessible.
- Maintain knowledge of EPA/OSHA regulations for hazardous materials storage and management.
- Check and replace exterior lighting regularly.
- Maintain awareness of all utility meter cut‑offs, apartment & fixture cut‑offs, and sewer cleanouts.
- Schedule periodic maintenance property walks and recurring apartment inspections.
- Oversee work performed by third‑party vendors.
- Understand the budget for all maintenance‑related GL codes.
- Maintain an inventory of supplies and enter purchase orders for monthly supplies.
- Schedule maintenance projects (e.g., annual inspections) and ensure supplies are on hand.
- Propose efficient completion of maintenance tasks without sacrificing quality.
- Identify and leverage employee strengths; conduct performance reviews and annual appraisals; provide disciplinary actions as needed.
- Ensure each employee is trained with the skills required for their job.
- At least two (2) years of maintenance experience, preferably in apartment maintenance.
- Computer skills in Microsoft Word and Microsoft Excel.
- Valid driver’s license and reliable transportation.
- Supervisory experience in maintenance (preferably in an apartment community setting).
- Knowledge of plumbing and electrical repairs.
- Glass and screen replacements.
- Unit turns.
