Janitorial / Maintenance Technician

Property Manager

Seacrest Southwest is seeking a Janitorial/Maintenance Technician responsible for the daily maintenance and cleanliness of the Association. This full-time position (40 hours/week) includes cleaning common areas, performing inspections, assisting vendors, and handling minor repairs. The technician must demonstrate strong customer service, communication skills, and the ability to work independently.

• Clean all common areas daily including pool deck, furniture, stairwells, elevators, and carports.
• Conduct monthly unit inspections.
• Accompany pest control vendor bi-monthly and provide unit access.
• Troubleshoot minor electrical and plumbing issues.
• Perform minor projects such as painting fixtures and doors.
• Handle refuse container removal and cleaning.
• Follow health and safety principles.
• Analyze situations and adopt effective actions.
• Plan and organize work to meet deadlines.
• Perform other duties as assigned by the Manager.

Experience and Education

• Two (2) years of verifiable maintenance experience required.
• High school diploma or equivalent preferred.
• Knowledge of condominium maintenance operations preferred.

Knowledge and Skills

• Strong oral and written communication skills.
• Ability to plan and organize work effectively.
• Ability to troubleshoot and resolve maintenance issues.

Abilities

• Ability to work independently with limited supervision.
• Ability to climb ladders and work at heights.
• Maintain a valid Florida driver's license.

• Lift, pull, and push materials and equipment up to 50 lbs. occasionally.
• Work in various positions including stooping, standing, bending, sitting, kneeling, squatting, climbing stairs, navigating property/building.
• Work in an upright standing position for long periods of time; reach overhead; full range of mobility in upper and lower body.
• Climb ladders and work at heights above ground level.

• Day-to-day public contact.
• Frequently work at a fast pace, with constant interruptions.
