The position of the Maintenance Supervisor will reiterate our corporate philosophy each time contact is made with a ZRS MANAGEMENT resident. The primary focus is to assist in the retention of the resident through skilled, efficient, and professional service. The Maintenance Supervisor reports directly to the Property Manager.
Responsibilities- Perform prompt and efficient service calls in accordance with the service policy.
- Provide on‑call service as determined by the Property Manager.
- Schedule all apartment turns and turn vacant units in three to five business days.
- Perform light electrical, plumbing, carpentry, and masonry repairs.
- Assist in maintaining all common areas, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, pressure washing, etc.
- Maintain pool(s) and/or Jacuzzi(s).
- Maintain maintenance shops in an efficient, safe, and organized manner.
- Train other maintenance employees.
- Assist the Property Manager in vendor selection and verify proper insurance requirements before hiring contractors.
- Accurately record key property information (water shut‑offs, sewer clean‑outs, house meters, water meters, irrigation meters).
- Work with the Property Manager to establish an ongoing Preventive Maintenance Program and conduct weekly community light inspections.
- Inspect and approve the work of outside contractors.
- Take a leadership role in maintaining and enhancing the aesthetic appeal of the property.
- Assist in implementing and adhering to the maintenance budget.
- Support other ZRS MANAGEMENT properties as needed.
- Walk move‑outs with the Property Manager to determine repair cost and timing for apartment turns.
- Video tape all move‑outs with charges and/or damages to the unit.
- Daily review of the Detailed Outstanding Service Request Report.
- Maintain all required logbooks and ensure EPA requirements are met.
- Comply with Fair Housing requirements and laws.
- Valid driver's license with an acceptable driving record and proof of automobile insurance coverage.
- EPA certification preferred; required certification must be obtained within 90 days of employment start date if required at a property.
- Effective time‑management and attention to detail.
- Ability to adapt to change in a composed manner.
- Respect for confidentiality.
- Maintenance experience and knowledge in plumbing, electrical, HVAC, and appliances.
- Physical ability to lift heavy objects.
- Clear communication with residents.
- Cooperative, teamwork-oriented.
- Willingness to work on‑call hours, weekends, and travel for training and education seminars.
