Job Description Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities- Completes assigned work orders generated from resident requests, performs preventative maintenance, diagnoses issues, and makes repairs following established policies, procedures, safety standards, and code requirements.
- Completes the “make‑ready” process for vacant apartments: pre‑move‑out inspection, punch list creation, vendor and contractor scheduling, material procurement, maintenance tasks completion, and final inspection.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, invoices inventory tracking, returns unused items, and notifies maintenance supervisor of re‑ordering needs.
- Completes documentation and paperwork timely, accurately, and completely so service requests can be documented and tracked.
- Assists in maintaining grounds, common areas, and amenities: picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
- Supports cost‑cutting and expense control programs by fixing rather than replacing parts, avoiding waste, and practicing correct tool use.
- Complies with safety and risk‑management policies, attends routine safety meetings, completes required OSHA and other safety training, and reports accidents promptly and accurately.
- May periodically inspect work performed by contractors, vendors, and service providers to verify quality, scope, and specifications.
- Assists in conducting routine and periodic property inspections to identify safety concerns, keep the property in good repair, and communicate with management.
- Must be able to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Must work inside and outside in all weather conditions.
- Must push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
- Rare or regular travel may be required for assistance to other properties, training, meetings, or other job duties.
- Must work a flexible schedule, including evenings, weekends, and holidays.
- EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by State and Local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
$23.00 - $25.00
Additional Compensation- Corporate Positions: may be eligible to participate in a quarterly or annual bonus program.
