JOBSUMMARY
The Senior Building Engineer is responsible for all aspects of the commercial building and property maintenance, as well as supporting the Facilities Manager in leading the Facilities Department and supporting the property overall.
SCOPEThe Senior Building Engineer maintains a keen focus on property maintenance, both front and back of the house and the exterior. The Senior Building Engineer has an eye for detail and is diligent in executing their duties. Must possess the ability to problem solve and address maintenance issues, demonstrating good judgement and seeking management’s assistance as needed. Have the capacity to respond to changes in departmental functions as dictated by the industry and/or company.
JOBRESPONSIBILITIES
- Works closely with the Facilities Manager in creating a working environment that promotes teamwork, performance feedback, recognition, mutual respect, and Team Member satisfaction.
- Coordinates all job assignments, sets work priorities, makes cost‑effective assignment decisions, and ensures the completion of projects in a timely, efficient, and effective manner.
- Ensures efficient follow‑up on all work orders submitted by property management and keeps the Facilities Manager informed of anticipated delays in completing the requested work.
- Applied knowledge and practical experience with electrical, plumbing, HVAC / refrigeration, carpentry, life and code safety.
- Advanced troubleshooting of cooling towers, chillers, boilers, RTUs, VAVs, fan coil units, BAS/BMS operation, optimization, and diagnostics, preventive and predictive maintenance planning.
- Be familiar with OSHA (or relevant authority) safety codes regarding refrigerants, chemicals and electrical equipment.
- Prepare the property for seasonal changes (heating, cooling and evaporative coolers, etc.).
- Assists in the preparation of annual preventative maintenance schedules to ensure all property systems and equipment are serviced and maintained properly.
- Maintains the work area and equipment in a clean orderly condition and follows prescribed safety regulations.
- Perform prescribed preventative maintenance on equipment.
- Reports any maintenance or safety concerns to their supervisor in a timely manner.
- Assists the Facilities Manager in project planning, development, and execution, staying within prescribed guidelines and budgetary constraints.
- The ability and willingness to work in a fast‑paced and high‑volume environment.
- The ability to develop and maintain professional, trusting, and positive working relationships with managers, supervisors, staff, coworkers, guests, and vendors.
- The ability and willingness to ensure that work activities are completed accurately, efficiently, and in a timely manner.
- Possess the ability to work safely. This includes a clear understanding and following company safety policies and procedures, completing work in a safe manner, caring about safety of self and others, responding appropriately in an emergency, and reporting unsafe conditions.
- Be flexible to plan, prioritize and work due to special events, promotions, and holidays.
- Populate the schedule for hourly Building Maintenance team members.
- Interview, hire, train, discipline team members as necessary and conduct separations of employment.
- Must be at least 21 years old with a high school diploma or general education degree (GED).
- 3 years minimum, demonstrated hands on, relative work experience of mechanical skills within Electrical, Plumbing, HVAC / Refrigeration & Building Automation Mechanical / Management Systems, Carpentry and Fire Protection.
