Schedule:

Monday-Friday, 8:00 AM - 12:00 PM (or 10:00 AM - 2:00 PM)

Hours:

Approximately 20 hours per week at $16-20 per hour.

West End Terrace is seeking a reliable and detail-oriented Maintenance Technician Assistant to maintain the appearance and functionality of our apartment community. This position offers a consistent Monday-Friday schedule with no weekend work required, making it ideal for individuals seeking work-life balance in a professional property management environment.

• Perform daily trash removal from all buildings and common areas to ensure a clean, safe environment
• Walk property grounds to remove litter, debris, and pet waste from lawns, parking areas, sidewalks, and common spaces
• Maintain dumpster areas and ensure proper waste disposal
• Keep breezeways, stairwells, and exterior common areas clean and presentable
• Use leaf blowers, rakes, and other equipment to maintain clean walkways and parking areas
• Assist with seasonal tasks including leaf removal and light snow removal as needed
• Monitor and maintain overall curb appeal of the property
• Report any landscaping issues or irrigation problems to management
• Prepare vacant units for market readiness by removing trash and abandoned items
• Perform ’trash-outs’ of vacated apartments
• Clean unit exteriors and patios/balconies as needed
• Ensure units are move-in ready for prospective residents
• Complete minor work orders as assigned (no specialized certification required)
• Assist with basic repairs including replacing exterior light bulbs
• Perform routine inspections of property features
• Troubleshoot and report mechanical, electrical, or plumbing concerns to maintenance supervisor
• Identify and immediately report any safety hazards or unsafe conditions
• Ensure compliance with company policies and local, state, and federal safety regulations
• Follow proper procedures for equipment operation and chemical handling
• Maintain clean and organized work/storage areas
• Represent West End Terrace professionally in all interactions with residents and visitors
• Respond courteously to resident questions or concerns
• Distribute notices and communications to residents as requested
• Contribute to positive resident retention through excellent service
