Facility Maintenance Manager Department:

Exempt Position Summary The Facility Maintenance Manager is responsible for planning, directing, and overseeing the daily operations of the assigned facility. This position provides leadership for maintenance, custodial, and facility operations while ensuring exceptional customer service, regulatory compliance, employee safety, and efficient use of company resources. The Site Manager oversees personnel, building systems, preventive maintenance, repairs, budgeting, and continuous improvement to ensure the facility operates safely and effectively.

Supervisory Responsibilities Recruit, hire, train, coach, and evaluate maintenance and custodial staff.

Provide leadership, scheduling, and daily direction to supervisors, team leads, and technicians.

Foster a culture of accountability, teamwork, safety, and customer service.

Conduct performance evaluations and address employee development opportunities.

Essential Duties & Responsibilities Direct and oversee the daily operations of the facility.

Manage maintenance programs including HVAC, plumbing, electrical, carpentry, painting, and general building repairs.

Develop and maintain preventive maintenance schedules.

Inspect facilities to identify maintenance needs and prioritize repairs.

Plan work assignments and coordinate repair projects.

Ensure maintenance work is completed safely, accurately, and on schedule.

Monitor inventory of tools, equipment, parts, and maintenance supplies.

Maintain company equipment and ensure proper operation.

Prepare budget estimates for maintenance projects and monitor operating expenses.

Respond promptly to customer concerns and ensure high levels of customer satisfaction.

Conduct routine quality inspections to ensure company standards are met or exceeded.

Recommend operational improvements that increase efficiency and reduce costs.

Ensure compliance with all federal, state, local, OSHA, environmental, and company regulations.

Maintain accurate maintenance records, inspections, and reports.

Coordinate with vendors and contractors as needed.

Lead emergency response efforts related to facility maintenance.

Perform other duties as assigned.

Knowledge, Skills & Abilities Strong knowledge of commercial building systems including HVAC, electrical, plumbing, and general maintenance.

Excellent leadership and supervisory skills.

Strong organizational and time management abilities.

Excellent verbal and written communication skills.

Strong analytical, troubleshooting, and problem-solving skills.

Ability to prioritize multiple tasks and meet deadlines.

Customer-focused with excellent interpersonal skills.

Proficient in Microsoft Office and computerized maintenance/work order systems.

Ability to manage budgets and maintenance planning.

Education & Experience High School Diploma, GED, HVAC Cert. (Universal EPA/#608) required.

Bachelor's degree in Business, Facilities Management, or related field preferred.

Minimum of five (5) years of facility or maintenance experience.

Minimum of three (3) years of supervisory or management experience.

Experience managing maintenance teams in commercial or industrial environments preferred.

Physical Requirements Ability to sit, stand, walk, bend, kneel, crouch, climb, and lift throughout the workday.

Ability to lift up to 100 pounds with or without reasonable accommodation.

Work may involve exposure to varying temperatures, noise, chemicals, and outdoor conditions.

Must wear appropriate personal protective equipment (PPE) when required.
