Position Summary
The Maintenance Porter is responsible for maintaining the cleanliness, safety, appearance, and general condition of parking facilities and surrounding areas. This position performs routine cleaning, inspections, and minor maintenance tasks while promptly reporting issues requiring specialized repair. The ideal candidate is dependable, detail-oriented, proactive, and comfortable working independently in varying indoor and outdoor conditions.

Essential Duties and Responsibilities

Facility Cleaning and Maintenance
Maintain parking areas, stairwells, elevators, entrances, sidewalks, offices, restrooms, and other assigned spaces by sweeping, mopping, removing trash, cleaning spills, and completing general upkeep.

Routine Inspections and Minor Repairs
Inspect assigned areas for maintenance needs and perform basic repairs within the scope of the position, such as replacing light bulbs, tightening loose fixtures, touching up paint, and completing other minor maintenance tasks.

Safety and Security
Follow all safety procedures, use tools and equipment properly, place appropriate warning signs or barriers around hazardous areas, and promptly report unsafe conditions, damaged property, or suspicious activity.

Customer Assistance
Provide professional and courteous assistance to customers, guests, tenants, and visitors. Respond to questions or concerns promptly and refer matters requiring additional support to the appropriate manager.

Equipment and Signage Maintenance
Clean and inspect parking signs, gates, pay stations, ticket equipment, lighting, and other facility equipment. Ensure signage is visible and properly positioned, and report damaged or malfunctioning equipment to management.

Maintenance Supplies and Equipment
Maintain cleaning tools, maintenance equipment, and supply areas in a clean and organized condition. Monitor inventory and notify management when supplies or replacement equipment are needed.

Incident Reporting
Document and report maintenance concerns, safety hazards, equipment malfunctions, property damage, accidents, or suspicious activity according to company procedures.

Weather Preparedness
Help maintain safe walking and driving conditions by addressing snow, ice, standing water, leaves, debris, and other weather-related hazards in parking and pedestrian areas.

Additional Responsibilities
Perform other duties as assigned to support operational needs. Remain flexible as business needs change, attend required staff meetings, and complete all required training by established deadlines.

Education and Experience
A high school diploma or general education degree (GED) is preferred. Previous custodial, janitorial, facilities maintenance, or customer service experience is preferred but not required. A dependable, service-oriented, and helpful attitude is required.

Certificates and Licenses
