Responsibilities
  • Assist and complete work orders generated from resident requests, diagnose causes of defects, and make repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Oversee and complete the make-ready process for vacant apartments, including pre-move-out inspections, punch lists, vendor scheduling, supply procurement, maintenance tasks, and final inspections.
  • Develop standards for cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, signage, parking lots, and common areas to reflect Greystar standards.
  • Periodically inspect work performed by service team members, contractors, and vendors to assess effectiveness of policies, verify quality, scope, and specifications, and develop corrective action plans.
  • Maintain adequate inventory of spare parts and maintenance materials; work with the Community Manager to order supplies and tools within budgetary guidelines.
  • Complete monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects.
  • Support cost-cutting and expense control programs by fixing rather than replacing parts when possible and practicing proper use of tools and equipment.
  • Conduct regularly scheduled safety meetings, keep MSDS sheets current, and stay up to date on OSHA and other safety laws and requirements.
  • Demonstrate customer-service skills by treating residents and others with respect, answering questions, and responding to complaints with efficiency and urgency.
Basic Knowledge & Qualifications
  • High school diploma, GED, or related experience and training.
  • Experience in property maintenance, building maintenance, or related trade.
  • Must bring own hand tools and be knowledgeable in safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Ability to apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication skills.
  • Ability to read, write, and communicate effectively; act as first point of contact for internal team members and external visitors.
  • Proficiency in internet, word processing, spreadsheet, and database programs; knowledge of property management systems preferred.
  • Basic mathematical skills necessary for financial, administrative, and legal documents.
Specialized Skills
  • EPA certifications Type I & II or Universal if working on sealed HVAC systems.
  • All certifications required by state and local jurisdictions.
  • Valid driver's license to operate golf cart on the property, if applicable.
Travel / Physical Demands
  • Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions.
  • Push, pull, lift, carry, or maneuver weights up to 25 lb independently and 50 lb with assistance.
  • Local routine travel may be required for business meetings, training, or other duties.
  • Work flexible schedule, including call duties during evenings, weekends, and holidays.
Compensation

Hourly range: $32.00 - $34.00. Eligible for quarterly or annual bonuses (corporate positions) or weekly/monthly/quarterly bonuses (onsite positions) based on performance.
