Overview
Service Manager role located at Riverhaus Creekside, New Braunfels, TX. Full-time position (30-40 hours/week) with day shift including weekends and on-call. Reports to the Community Manager. Manages maintenance operations for properties up to 299 units in a community. Salary: $34.00 per hour.
Role SummaryAs the Service Manager, you will coordinate the work of employees who repair and maintain buildings/facilities. Prepare work schedules, assign work, and oversee outcomes. May involve new construction or modification of existing properties. Maintain inventory for repairs and monitor monthly maintenance budget. Exhibit strong commitment to service for internal and external customers. Represent the company professionally and courteously.
Key Responsibilities- Using independent judgment, complete maintenance employee schedules and communicate assignments to maintenance staff. Participate in site staffing needs with the Community Manager. Assess training needs and coordinate appropriate training programs.
- Ensure safety and skill training for all maintenance employees. Assist with written property safety audits.
- Conduct daily property and grounds inspections to identify maintenance needs and liability hazards. Ensure repairs/replacements are assigned and completed within company standards, including interior/exterior rehabilitation and construction projects.
- Assist with monitoring resident satisfaction and ensure follow-up by property maintenance staff.
- Understand and comply with OSHA and other safety requirements. Knowledge of federal, state, local codes, and internal policies relevant to maintenance.
- Apply mechanical methods, practices, and tools to inspect and repair mechanical equipment. Inspect, maintain, install, repair, replace, and clean equipment; source and install new equipment.
- Assist in implementing preventive maintenance programs per BH guidelines.
- Maintain understanding of and compliance with company policies and procedures; ensure team awareness.
- Maintain maintenance and security of all property-issued tools.
- Share on-call responsibilities, including inclement weather, with the maintenance team. Respond to resident requests per company standards.
- Other duties as assigned.
- Minimum of four years of progressive maintenance and safety experience.
- Experience with up to 299 units in one community.
- Advanced computer skills and industry-specific technology to coordinate and respond to resident/management requests.
- Ability to perform manual, task-oriented work independently and prioritize tasks; assign tasks to team.
- High School diploma is a plus.
- Required
Certifications:
EPA Core, Type I Appliances, Type II HVAC, Certified Pool Operator. Must provide own industry-specific hand tools.
- Lifting at least 50 pounds.
- Full range of motion with upper and lower body; continuous movement including standing, walking, bending, stooping, crawling, and climbing stairs.
- Exposure to all weather conditions.
- Operation of motor equipment/vehicle onsite, if applicable.
- Ability to travel locally and overnight as needed by automobile or airplane.
