Position: OPS Maintenance Supervisor II (New Brunswick Apartments)

Winn Companies is looking for a working supervisor who will train, coach, and develop a team at New Brunswick Apartments, a 206‑unit LIHTC property in New Brunswick, NJ.

The pay range for this opportunity is $33.00 - $37.00 per hour depending on experience. Additionally, the regular work schedule is as follows:
Monday through Friday 8:00 AM to 5:00 PM, with on‑call activity every 3 weeks when fully staffed.

Responsibilities
  • Provide direction, guidance, and supervision to all maintenance team members and/or vendors/contractors at the community
  • Provide training to maintenance team to ensure proper performance of their functions and consistency with company policies, procedures and safety standards
  • Remove snow and ice from walkways, parking lots, driveways as needed
  • Oversee cleaning, painting, interior/exterior decorating and maintenance, lawn care, snow‑removal, replacement of light, plumbing, electrical work, roof repairs, appliance evaluation and repair, relocation of furniture/fixtures, etc.
  • Respond to emergency maintenance repairs after normal working hours
  • Make budget recommendations to the Property Manager for all maintenance line items and assist the Property Manager in controlling maintenance expenses
  • Responsible for preparing and implementing weekly maintenance team work schedules and prioritizing work orders
Requirements
  • High School Diploma/GED Equivalent or Trade School
  • Residential property management experience
  • Microsoft Office experience
  • 3-5 years of maintenance experience
  • 1-3 years of supervisory experience
  • Trade Certifications/Licensure - CAMT
  • Basic computer skills
  • Comfortable with using tablets and technology
  • General knowledge of electrical, plumbing, appliance and HVAC
Preferred
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
