Maintenance Manager
Kimball Union Academy (KUA) seeks a qualified individual to fill the role of Facilities Manager in the Facilities and Operations Department. This full-time manager level position plans and directs the work of a small team of skilled trade professionals engaged in the complete maintenance of buildings. This position will also work closely with vendors and contractors to oversee a variety of maintenance and capital projects around the campus, conducting on-site inspections of work, assists in the distribution of supplies and equipment for maintenance and operation of the building maintenance, and manages budgets for their division within Facilities and Operations.
The position will directly report to the Director of F&O, and works closely with the Director of Capital Planning, to execute a program of facilities maintenance and project management through adherence to established policies and procedures. The incumbent will use considerable initiative and independent judgment in carrying out assigned duties.
The job requires significant competency in verbal communication and a highly competent level in written communication and strong customer service skills. It also requires significant competency in recordkeeping regarding past and future assignments. This position requires proficient computer skills to maintain the weekly time approvals of direct reports, monitor and scheduling of work through project management software and work order system software.
ABOUTTHE POSITION
Primary responsibilities include, but are not limited to:
- Supervision of skilled employees assigned in various building maintenance duties operating and maintaining a residential boarding school campus, including but not limited to, structural, mechanical/HVAC-R, electrical, plumbing, carpentry, roofing, renovation and maintenance work activities associated with academic buildings, dormitories, athletic facilities, faculty residences, administrative office buildings, and associated architectural and engineered systems within those facilities.
- Works closely with the Director of F&O to fill a rotation with other skilled employees to cover on-call shifts and maintain 24/7 emergency coverage of all school facilities.
- Routine inspection of the buildings and equipment through a preventative maintenance program and other services for optimal maintenance and repair work as needed; reviews safety procedures and operations of equipment and provides training to subordinate staff.
- Fosters a collegial relationship between the staff, the faculty, administration and contractors of the academy. Coordinates work requests as appropriate and communicates expectations within these groups.
- Assigns and reviews work of subordinates, gives instruction, maintains discipline and works with the Director(s) to resolve complex building maintenance and to identify and correct security/safety matters.
- Prepares estimates and supervises necessary repairs or alterations to buildings, coordinating with employees, contractors, and stakeholders.
- Works directly with Director(s) and Office Manager on the requisition, receipt and distribution of supplies, tools and equipment for maintenance and operation of the buildings and surrounding grounds.
- Supervises carpentry, painters, electrical, and mechanical/HVAC-R employees and vendors in their trades, coordinating the requirements needed for corrective work orders, repairs, and preventative maintenance needs around the campus.
