Position: MAINTENANCE WORKER FULL-TIME DAY SHIFT 9:00A-6:00P
Location: Midland Park

Job Duties

  • Ensure that the residence and grounds are in good repair and provide a safe and attractive environment for residents.
  • Carry out a preventative maintenance program.
  • Inspect the residence and grounds regularly, identifying any areas in need of repair.
  • Check daily for any requests for repairs.
  • Respond promptly to all requests for repairs or maintenance concerns from residents, family members, and staff.
  • Assist with resident move-ins and move-outs.
  • Assist with setup and cleanup for special events.
  • Prepare rooms/apartments for new residents.
  • Maintain grounds, and coordinate lawn service, snow removal service, and other outdoor grounds service as needed.
  • Test the fire protection systems as required by code and schedule regular inspections.
  • Test resident security systems on a regularly scheduled basis.
  • Maintain the HVAC system, ensuring a comfortable temperature in the residence.
  • Ensure an effective lighting system in the residence.
  • Ensure that the plumbing system is following the code and always working properly.
  • Ensure that common areas (including restrooms) are clean, neat, and free of odor.
  • Ensure that common areas and residents' rooms/apartments are clean in accordance with the schedule.
  • Launder residence linens, towels, sheets, and other items according to schedule as needed.
  • Launder residents' personal clothes, sheets, and towels according to schedule.
  • Ensure that residents' personal items always remain separate and are returned promptly to the residents' rooms once laundered.
  • Ensure compliance with OSHA, MSDS, and the residence policies and procedures.
  • Ensure that the housekeeping cart and other supplies are in a safe area to prevent any injuries to residents, employees, or visitors.
  • Ensure proper disposal of soiled clothing or linens in compliance with infection control standards.
  • Ensure that hazardous cleaning products are properly stored and labeled.
Other Duties

Performs other duties as assigned to support the overall objectives of the department and organization.

Position Qualifications
  • 2-5 years of general maintenance experience.
  • Extensive experience and understanding of HVAC, plumbing, carpentry, electrical and mechanical systems.
  • Knowledgeable with operating cleaning machines, moving equipment, and utilizing power tools.
  • Ability to respond 24/7 to questions and emergencies as necessary.
  • Excellent written and verbal communication skills.
  • Strong problem-solving skills to troubleshoot and maintain facilities.
  • Ability to work in a team and desire to help others.
  • Exceptional organizational skills and keen attention to detail.
  • Exceptional interpersonal and people skills.
  • Ability to maintain the confidentiality and privacy of the building’s occupants.
  • Excellent time management skills to complete a variety of tasks.
  • Ability to interpret maintenance instructions, manuals, safety rules, and other documents.
  • Desire to work with older adults.
Education

High School Diploma Required.
Certified Healthcare Environmental Services Professional (CHESP) certification is preferred.

Job Setting/Physical Demands

To fulfill job requirements, the employee must be able to perform key physical tasks for extended periods of time. Proper body mechanics and safety measures as prescribed by the residence must be used.

  • Stand/walk up to eight hours a day.
  • Sit up to two hours a day.
  • Frequently support up to 70 pounds.
  • Frequently lift/carry up to 50 pounds.
  • Frequently kneel, bend and reach.
Salary

Salary commensurate with experience within posted range.
$/Hr
