The Maintenance Painter prepares, paints, and repairs building surfaces while handling basic facility upkeep, keeping building interiors and exteriors clean and functional. This role fixes surface damage and applies protective and decorative coatings that keep the community looking its best.
The Maintenance Painter sets the tone for curb appeal, both inside and out. The appearance of the community's exterior and interior common areas directly affects whether it's a desirable home for current and future residents.
Things You Will Do- Prepare surfaces for painting by cleaning, sanding, scraping, wire-brushing walls, patching, and priming as needed.
- Apply paint, stain, and protective or decorative coatings to interior and exterior surfaces, including walls, doors, trim, railings, and common areas
- Identify and repair surface damage such as cracks, holes, water stains, and peeling or chipped paint
- Cover furniture, floors, and trim with drop cloths, and remove switch plates or fixtures to prevent damage.
- Maintain a consistent, high-quality finish across buildings to support curb appeal and resident satisfaction
- Perform basic facility upkeep and minor repairs assigned
- Keep building interiors and exteriors clean, safe, and functional
- Maintain painting equipment, tools, and supplies, and keep an accurate inventory of materials
- Coordinate with the maintenance team and community management on scheduling and priorities
- Respond promptly to work orders related to painting and surface repair and respond to resident work orders with a customer-first attitude.
- Follow safety protocols when working with paints, solvents, and equipment, including ladders and lifts
- Wear protective safety gear, follow hazardous material disposal rules, and clean the work area after finishing tasks.
- Be mindful of the condition of the community and initiate action to correct unsafe conditions.
- Think safety first and ensure that unsafe conditions are corrected promptly.
- Report major repairs and needs to the maintenance supervisor and property manager.
- Schedule and perform routine preventive maintenance.
- Provide outstanding and proven customer service to residents and future residents.
- Inspect and help coordinate all repairs and services.
- Help your team anticipate problems that residents might have before they even occur.
- Perform additional duties as assigned by the Maintenance Supervisor or Community Manager.
- You must have a valid driver's license.
- Must be able to work on-site five days a week; this role is not remote or hybrid eligible
- High School diploma or equivalent.
- Willingness to work a flexible work week, including weekends, holidays, overtime, and on-call hours.
- Sharp professional appearance.
- Must be able to walk the property, which includes climbing stairs.
- Must be able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, and carry supplies.
- Stand for extended periods of time.
