We have three comprehensive healthcare plans to choose from based on your priorities and budget. Housing Works covers most of the plan; you pay a portion, based on your salary. Staff begins accruing PTO immediately for a total of up to 30 days earned in the first year. We offer employees an educational benefit. This money is available for tuition loan reimbursement, tuition costs, and text books.

The Custodian is responsible for cleaning and maintaining residential buildings and their grounds. The Custodian is also responsible for performing maintenance & repair work in accordance with work orders, projects, and apartment turnovers.

Primary:

• Adhere to the custodial and preventative maintenance plan to ensure that the facility’s common spaces, kitchens, bathrooms, offices, residential spaces, and the building’s grounds are clean, always maintained, sanitary, and properly stocked with supplies.
• Maintaining an attractive, sanitary, and safe facility for clients, staff, and public.
• Communicating information in response to inquiries.
• Maintaining facilities to minimize facility deterioration and damage.
• Participate in monthly inspections to ensure compliance with requirements, cleanliness, and proper upkeep of the facility.
• Strongly and enthusiastically support and participate in advocacy and direct action to end the twin crises of AIDS and homelessness.

Secondary:

• Assist in the apartment/room turnover process by cleaning out and preparing apartments for new residents.
• Perform necessary painting, repairs and installations as part of the turnover process

• Experience with and proven commitment to working with low-income and marginalized communities, as well as individuals with multiple chronic medical and/or behavioral health conditions.
• FDNY Certificate of Fitness to operate a Fire Panel (S95) within the first ninety days of employment.
• Experience with cleaning supplies, tools & power tools, and some familiarity with building materials.
• Good communication skills, both verbally and written, including the ability to communicate with all levels of management.
• Dependable & flexible as well as possessing the ability to maintain a high level of confidentiality.
• Basic emailing knowledge.
