Salary Range: $115,000-$125,000 commensurate with experience

As a Service Manager at Link Apartments® QPN in Long Island City, NY, you’ll be at the heart of ensuring our residents feel at home in a well-cared-for environment.

• Maintenance Mastery: From HVAC systems to plumbing upkeep, inspect and maintain every nook and cranny of the property to ensure everything runs smoothly. Roofs, gutters, recreation facilities, and related systems are included.
• Team Leadership: Lead the maintenance crew, guiding work with a focus on quality. Coordinate in-house staff and outside contractors to ensure consistent excellence.
• Apartment Turnover Expertise: Manage vacant apartments to make them move-in ready, including inspections, painting, and cleaning.
• Inventory Management: Track supplies and tools to ensure we have what we need when we need it.
• Pool Management: Maintain a safe and enjoyable pool area for residents.
• Safety Stewardship: Lead safety initiatives and maintain a secure environment in accordance with standards and protocols.
• Scheduling: Coordinate schedules with the Property Manager to cover routine maintenance and emergencies.
• Team Building: Hire and train a competent maintenance team and maintain a cohesive unit.
• Budgeting: Stay within budget while delivering high-quality service and report deviations to the Property Manager.
• Resident Relations: Be the face of the maintenance team, ensuring residents feel heard and valued while maintaining a clean, safe, and welcoming community.

• High school diploma or equivalent (GED)
• At least five years’ experience in this field
• CPO certification required
• CFC Type I & Type II certification required; CFC Universal certification preferred
• Experience in NYC high-rise buildings, preferably Class A residential properties
• Strong knowledge of heat pump, HVAC, plumbing, electrical systems, appliance repair, and carpentry
• Interest and enthusiasm for the job
• Pleasing personality and ability to work with residents
• Experience with Yardi software is a plus
• Good organizational and mechanical skills
• Ability to maintain an inventory system

• Live onsite
• Ability to work evenings and weekends
• Work in office settings, residential buildings, and outdoors
• Frequently moves about to coordinate work
• Frequently walks, climbs stairs or ladders, bends, stoops, reaches, uses equipment with hands, pulls, and lifts up to 50 lb
• Must have reliable transportation and a valid driver’s license
• Ability to drive a golf cart
