Responsibilities

As a Live-In Maintenance Supervisor you will play a crucial role in ensuring our buildings, grounds, and amenities shine with cleanliness, safety, and functionality. You’ll oversee and perform technical and mechanical work that reflects our commitment to excellence. If you are looking for a career filled with purpose and want to make an impactful difference by providing affordable housing to those who need it most, we are looking for you to join our team as a Local 32BJ Union Live-In Maintenance Supervisor at an affordable housing multifamily residential community in the Chelsea, Manhattan area in New York City.

ESSENTIAL JOB FUNCTIONS:

  • Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
  • Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
  • Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
  • Inspect the building and property daily, addressing safety issues promptly.
  • Perform routine preventative maintenance and respond to emergency repairs after hours.
  • Make budget recommendations for maintenance line items to the Community Manager.
  • Order and maintain inventory of building materials and supplies.
  • Coordinate with contractors and vendors to obtain bids for repairs and replacements.
  • Ensure the general upkeep of building common areas and grounds.
  • Perform other duties as assigned.

COMPENSATION AND BENEFITS:

  • $28.50 / hour
  • Free renovated 2 bedroom apartment (on-site occupancy required)
  • Weekly Pay
  • Benefits and Paid Time Off administered by Local 32BJ union

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.

  • 3+ years of experience in general maintenance.
  • Must be willing to join Local 32BJ union and live on-site in renovated 2 bedroom apartment.
  • Schedule flexibility is required, including the ability to work weekends when necessary to meet property maintenance demands. Must be able to respond to emergencies/on-call rotation as needed.
