History
Founded in 1966, the 163rd Street Improvement Council, Inc., was established to address the chronic, systemic lack of resources in the South Bronx. As pioneers in housing justice in the Bronx, we began by developing affordable housing for some of our most vulnerable Bronx residents.
Today, we are a tenant-centered organization driven by our core values of Strength, Support, and Stability. We offer a continuum of care from transitional housing to congregate living designed to promote dignity, foster independence, and support long-term stability for those we serve.
Purpose:
Reporting to the Program Director and Property Manager, the Maintenance Technician is responsible for the aesthetic appearance and sanitary conditions of the inside and outside of the assigned location and assisting Superintendent in the building as requested.
Specific Responsibilities:
Responsibilities include, but are not limited to:
• Cleans front of the building, surrounding building perimeters as well as sidewalks up to 18 inches into the street.
• Sweeps and hoses down the sidewalk in front of the building, as well as cleans yards.
• Shovels/cleans snow from premises and maintains safe entrance to the residence.
• Sweep, mops, and or vacuums all floors, offices, hallways, lounge, laundry room, community kitchen, and staircases on a daily basis.
• Cleans and disinfects common areas, community room, kitchen, bathrooms and laundry room. wipes down washers and dryers.
• Cleans windows, glass entrance doors, windowsills, and radiators daily.
• Dusts furniture in all common and staff areas.
• Cleans trash compactor at the end of each day and cleans, washes down compactor chute doors daily.
• Taking out the trash on assigned days and preparing the trash for city pickup as per New York City Department of Sanitation (DSNY) regulations.
• Provides repair/maintenance service to apartments and completes work orders.
• Maintains a log for all carbon monoxide installations, replacements, and battery changes.
• Cleans and prepares vacant apartments for occupancy as needed.
• Escorts and oversees all outside maintenance vendors performing work in the building as needed and ensures all updates are properly communicated to management.
• Provides regular (at least monthly) machine cleaning service on all floors.
• Performs minor repairs and touch-ups as necessary, i.e., hanging pictures/bulletin boards, painting, plastering, light fixture replacement, cylinder change, faucet repair (washers, etc.), stripping floors and re-waxing, and other assignments as directed by the supervisor.
• In the absence of the Superintendent, responds to emergency situations such as water pipe breaks, tenant lock outs, etc. and reports the situation to management.
• Will be required to respond to emergency situations until assistance arrives, and escorts vendor(s) until repairs are completed.
• Working knowledge of NYC Building Codes and City/ State Regulations such as DOB, HPD, and FDNY.
• Will be required to accompany the Property Manager to attend violation hearings as necessary.
• Must be able to lift 50 or more pounds.
• Performs other duties, consistent with the goals and objectives of the program, as directed by the Program Director and Property Manager.
• Attend meetings, seminars and participate with trainings as assigned.
KNOWLEDGE:
• Basic knowledge of carpentry, electrical, and plumbing as required.
