Building Maintenance, Maintenance Worker
Overview
The Porter will work under the direction of the Director of Property Management, Property Manager, Super, or their designee. The Porter is responsible for the entire building—including interior, exterior, roofs, parking lots, hallways, basements, compactor and utility rooms, and apartment repairs as directed. Any incidents involving repairs or security must be reported immediately to the Property Manager to develop an appropriate response plan.
The Porter is responsible for maintaining the building’s excellent and clean appearance at all times. Any condition that compromises the appearance or security of the building or its residents must be reported immediately, and a plan of action must be developed in collaboration with the Property Manager and/or Director of Property Management. Failure to report regularly and timely on building conditions may indicate that job responsibilities are not being fulfilled.
Responsibilities
The Porter will work under the direction of the Property Manager and may also be directed by the Resident Superintendent and/or Handyman.
Responsibilities include:
- Maintain all public, nonresidential spaces and grounds in a clean and presentable condition.
- Keep public hallways, stairwells, vestibules, entrance lobbies, and yards free of garbage and debris.
- Notify the Property Manager or designated staff of any violations issued by government agencies or insurance carriers.
- Maintain records on service requests, purchases, inspections, warranties, and equipment.
- Sweep and mop interior public areas at least three times a week.
- Place garbage at the curb on designated days and manage trash and recycling removal.
- Report any suspicious or illegal activity to the ELH Maintenance LLC office immediately.
- Maintain professional boundaries with residents, especially during work hours.
- Properly bag and store all rubbish and recycling.
- Inspect public halls and stairwells for door operation, lighting, wall/floor damage, and banister condition.
- Remove graffiti and clean blemishes on walls.
- Inspect the roof for drainage issues, debris, and ventilation fan operation.
- Check lobby and entrance doors, intercoms, and lighting for proper function.
- Inspect building exterior, sidewalks, and windows for damage or hazards.
- Check utility rooms for leaks, tampering, and cleanliness.
- Report all issues, including gas leaks, to ELH Maintenance LLC immediately.
- Inspect laundry room equipment and plumbing for leaks or hazards.
- Inspect roof for wear, flashing, and damage.
- Accompany service providers (exterminators, water treatment, burner services).
- Clean light fixtures, door frames, walls, and floors in public areas.
Tasks are assigned by the Property Manager and may involve assisting the Superintendent and/or Handyman. These include:
- Seasonal Tasks:
- Strip and wax public area floors quarterly.
- Touchup paint in hallways and on apartment doors.
- Ensure seasonal machinery is operational.
- Service water pumps and monitor exterior contracted work.
- Maintain landscaping and remove overgrowth.
- Ensure timely attendance and professional conduct.
- Maintain and operate all building equipment.
- Collaborate with Property Manager and coordinator to improve building conditions.
- Attend staff and resident meetings as directed.
- Report accidents and emergencies promptly.
- Coordinate with Superintendent and/or Handyman for bulk item removal by sanitation services.
- Inspect pipes, valves, radiators, and equipment for leaks or damage.
Under supervision, the Porter may assist with:
- Electrical repairs (toggle switches, outlets).
- Plumbing repairs (leaky faucets, pipes, toilets).
- Minor plastering, sheetrock, and tile repairs.
- Clearing minor clogs.
- Replacing fixtures, floor tiles, and door hardware.
- Minor refrigerator and window repairs.
- Radiator maintenance and painting touchups.
- Ability to stand for extended periods of time.
- Frequent movements include sitting, stoop, kneel, crouch, bend at the waist, talk and hear, walking, bending, use hands to handle or feel parts/equipment, and reaching.
