Description
Phipps Houses is one of the nation’s oldest and largest not-for-profit developer/owners of affordable housing. It is a multi-faceted real estate organization, involved in the development, finance, construction and asset management of new and rehabilitated multi-family housing for low to middle income New Yorkers. Through its subsidiary, Phipps Houses Services, Inc., it conducts residential and commercial property management, and its tax exempt affiliate, Phipps Neighborhoods, provides human services to its development communities.
The Organization is looking for a bright, energetic Superintendent for our newest affordable housing development in Far Rockaway, Queens. Site will total 1700 units when subsequent phases are completed.
Salary $70,000. Salary commensurate with education, training, worksite size, and location.
Position is eligible for a sign on bonus.
Candidates must have current S13 Standpipe and S12 Fire Sprinkler certifications presented before the interview process.
Reports to: Director
Primary Function: The Superintendent performs basic electrical, plumbing, mechanical, heating, and air conditioning work as well as some carpentry work. The Superintendent will also assist other Superintendents as needed with the other buildings at the site and must be able to answer to emergency calls at night. A rent‑free apartment is provided in connection with the requirement to be on call for emergencies.
Dutiesand Responsibilities
- Manage day to day maintenance and operations of the property.
- Ensure transition of apartment turnovers. This includes oversight of the punch list and acceptance process.
- Ensure timely maintenance of all building operations and systems, including coordination of preventative maintenance work.
- Ensure the property passes all surveys.
- Maintain inspection logs for the sprinkler systems, fire extinguishers and other building systems.
- Coordinate with contractors for outsourced repairs.
- Participate in the interviewing and hiring of maintenance staff.
- Purchase all maintenance supplies and keep accurate inventory.
- Have knowledge of the heating and water systems in the building.
- Assist custodian duties such as sweeping, mopping, disposing of trash, and removing snow during inclement weather.
- Maintain fresh paint in the interior and exterior of the property.
- Address all work ticket orders to make repairs in apartments.
- Prepare and provide facilities updates for the Director and funder DHS.
- Utilize Yardi to enter requisitions and follow up on purchase orders with vendors.
- Accept deliveries and provide the packing slips to the administrative assistant.
- Utilize Ultipro to approve time‑off requests from porters.
- Attend hearings for any facility violations.
- Respond to and report any emergencies and concerns to the supervisor.
- Participate in supervision, staff meetings, and professional development trainings.
- High school diploma or GED with two to three years of experience.
- Substitution of a minimum of three years’ experience as a superintendent in a residential building is considered if a high school diploma or GED has not been achieved.
- Current S13 Standpipe and S12 Fire Sprinkler certifications.
- Active S12 and S13 certifications required plus a practical test.
- Written communication assessment required for candidates without a high school diploma or GED.
- Strong organizational, verbal and written communication skills.
- Strong problem‑solving skills.
- Superior customer service skills and proficiency with safety procedures and tools associated with the job.
- Knowledge of building codes and safety standards set forth by state and federal governments.
- Able to walk up and down stairs with tools and equipment; flexible to address emergencies.
- Supervisory experience required.
- Authorized to work in the U.S. without sponsorship required.
