Salary: $48,000 - $53,000 per year

Program Description

St. Nicholas House is a supportive SRO which provides permanent housing to 94 single adults, including 40 men and women eligible for housing under the terms of the NY/NY II Agreement and 16 men and women recovering from substance abuse referred directly from the NYC Department of Homeless Services shelter system. In addition, the building offers affordable studio units to 38 low‑income community members.

Responsibilities

Under the general direction of the Director of Facilities, Assistant Director of Facilities, and/or the Program Director, and with latitude for independent action and decision‑making, the Building Manager is responsible for the hands‑on supervision of custodial staff, repair and maintenance of building systems, and ensuring that the facility remains safe, clean, sanitary, and code‑compliant for residents and staff. This position also coordinates capital improvement projects and assists with emergency building issues.

Essential Duties & Responsibilities
  • Assigns work to be completed by custodians and maintenance assistants.
  • As necessary, provides training for staff and performs personnel functions, including counseling staff on their performance, initiating administrative action if appropriate.
  • Ensures that staff is available to perform the essential functions in maintaining the condition of the building.
  • Prepares requisitions for goods and materials, accepts deliveries and maintains an adequate level of supplies so repair and maintenance work can be performed timely.
  • Collaborates with the Program Director of St. Nicholas House and other staff to effectively plan for and respond to building inspections from city, state and oversight agencies.
  • Performs any assignments needed to assist maintenance and custodian staff in the completion of their work, especially assisting in complicated repairs and emergency situations.
  • Has awareness of all building systems, including water shut‐offs, boiler and steampipe systems.
  • Ensures that maintenance work orders are being attended to and tracked.
  • Completes complex repairs in units and around the building; is skilled in light to moderate carpentry, plumbing work, electrical work, and other types of maintenance.
  • Ensures units are turned over in a reasonable amount of time and are ready for inspections by HPD or other agencies.
  • Serves as liaison with outside agencies regarding building facilities.
  • Often attends to urgent unit or building concerns after hours.
  • Coordinates with Program Director and Marshals Office to change locks after an eviction.
  • Available for on‑call response to emergencies on a 24x7x365 basis, especially after normal work hours and on weekends.
  • Walk throughout the facility to assess and address building needs.
  • Inspect the exterior grounds to ensure proper upkeep and appearance.
  • Climb and work safely from ladders up to 12 feet in height.
  • Lift and move materials, equipment, and furniture weighing up to 50 lbs.
Requirements
  • High School Diploma or GED required.
  • Minimum of four (4) years of experience performing building management and/or repair activities for a large residential building or institution.
  • Bilingual or multilingual skills a plus.
