Residential Porter – 7 Hallett's Point
The Durst Organization is seeking a Porter for 7 Hallett's Point, a residential property located in Astoria, Queens.
OverviewCandidate will create a positive experience by providing outstanding customer service to building residents, guests, and prospects. The role includes maintaining the lobby, entryways, common areas, and hallways in a clean and organized state, providing maintenance support in the apartment community, and ensuring exceptional move‑in, residential satisfaction, express service, and personal attention.
ScheduleWednesday–Sunday; days off Monday & Tuesday.
Must be willing to work any of the seven days of the week, 52 weeks of the year, including overtime as requested.
Responsibilities- Adhere to the Durst Residential Standard Operating Procedures.
- Maintain building grounds, amenity, and common areas to the highest standard of cleanliness.
- Ensure trash rooms are clean and bins are appropriately emptied.
- Perform daily property maintenance and cleaning projects as assigned.
- Keep accurate and organized supplies and supply lists; recommend replenishment to supervisor when necessary.
- Maintain excellent customer‑service relationships by adhering to TDO customer‑service standards.
- Monitor contractors and vendors on site; keep the building clean and organized.
- Perform vacant‑unit upkeep, apartment turnovers, and make‑readies upon vacancy and leasing.
- Inspect the facility to ensure its adherence to safety, sanitary, and security standards.
- Serve as a member of the Emergency Response Team (Fire Brigade) and assist or respond during fire, non‑fire, medical, or other building‑related emergencies under the direction of the Incident Commander.
- Locate, communicate, and control small fires.
- Notify residents of emergency events and initiate relocation/evacuation as instructed by the Incident Commander.
- Account for residents in amenity or public spaces and inform them of emergency events.
- Coordinate assistance of special‑needs residents to ensure safe relocation during emergencies.
- Other tasks as assigned by the Property Manager or General Manager.
- High School Diploma or equivalency preferred.
- OSHA 10‑hour certificate of completion and Local 32BJ Training School courses (where applicable).
- Three or more years of porter/handyperson experience; hospitality or residential industries preferred.
- Certificate of Fitness S‑12 Citywide Sprinkler System, S‑13 Citywide Standpipe System (preferred).
- Candidate must obtain required certificates within six months of hire.
- Ability to work any of the seven days of the week, 52 weeks of the year.
- Energetic, dependable, and motivated to work.
The employee must stand, walk, use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; balance; stoop; crouch; bend; talk; and hear. Must lift and move up to 75 lbs. Visual abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. The noise level in the work environment is usually moderate.
