The Asst. Superintendent covers the maintenance of the facility on days the superintendent is off. These duties include supervising and scheduling staff, assigning work orders, and performing basic electrical, plumbing, mechanical, heating, and air conditioning work as well as some carpentry work.
The Asst. Super will be provided with a 2 bedroom apartment. The salary for this role is $65k
Duties and Responsibilities- Manage day to day maintenance and operations of the property.
- Ensure transition of apartment turnovers, including oversight of the punch list and acceptance process.
- Ensure the timely maintenance of all building operations and systems, including coordination of preventative maintenance work.
- Ensure that the property passes all surveys.
- Maintain inspection logs for the sprinkler systems, fire extinguishers, and other building systems.
- Coordinate with contractors for outsourced repairs.
- Participate in the interviewing and hiring of maintenance staff.
- Purchase all maintenance supplies and keep accurate inventory.
- Have knowledge of the heating and water systems in the building.
- Assist the custodian by sweeping, mopping, disposing of trash, and removing snow during inclement weather.
- Maintain fresh paint in the interior and exterior of the property.
- Address all work ticket orders to make repairs in apartments.
- Prepare and provide facilities updates to the Director and funder DHS.
- Utilize Yardi to enter requisitions and follow up on purchase orders with vendors.
- Accept deliveries and provide the packing slips to the administrative assistant.
- Utilize Ulti-Pro to approve time‑off requests from custodians.
- Attend hearings for any violations in the facility.
- Report any emergencies and concerns to supervisor.
- Participate in supervision, staff meetings, and professional development trainings.
- High school diploma or GED with 2–3 years of experience.
- Current certifications: S13 Standpipe, S12 Fire Sprinkler, and F‑01 Fireguard.
- Strong organizational, verbal, and written communication skills.
- Strong problem‑solving skills.
- Superior customer service skills and proficiency in the safe use of tools.
- Knowledge of building codes and safety standards as set forth by state and federal governments.
- Ability to walk up and down stairs with tools and equipment.
- Flexibility to address emergencies.
