As an Assistant Maintenance Supervisor
, you will support the Maintenance Supervisor in overseeing the daily operations of building and grounds maintenance. You’ll assist with scheduling, repairs, and preventive maintenance to ensure a clean, functional, and welcoming environment for residents.

Essential Job Functions
  • Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
  • Assist the Maintenance Supervisor in coordinating and completing work orders, diagnosing maintenance issues, and performing repairs in accordance with company standards and safety protocols.
  • Support the “make‑ready” process for vacant apartments by conducting inspections, preparing task lists, and helping to ensure timely and high‑quality completion.
  • Help oversee daily work assignments, ensuring maintenance technicians and janitorial staff have clear direction and the tools needed to perform their duties.
  • Maintain the overall cleanliness and appearance of the property, including grounds, common areas, and building exteriors.
  • Assist with preventative maintenance schedules, inspections, and follow‑up on repairs to maintain property standards.
  • Respond to emergency maintenance calls as needed and participate in the on‑call rotation.
  • Assist with ordering materials, managing inventory, and coordinating vendor or contractor services.
  • Maintain accurate records of maintenance activities, inspections, and completed work orders.
  • Perform other duties and special projects assigned by the Maintenance Supervisor or Community Manager.

Anticipated Salary Range
  • USD $25.00 – $30.00 per hour
  • Weekly Pay
  • Annual Performance Bonus
  • This position is Non‑Exempt, meaning eligible for overtime pay.
Qualifications
  • 3+ years of experience in general maintenance.
  • 2+ years of experience in general maintenance or building operations; previous apartment or multifamily experience preferred.
  • Schedule is Monday‑Friday 8:00 AM‑4:30 PM. Must be able to participate in the emergency on‑call rotation as needed.
  • Working knowledge of HVAC, plumbing, carpentry, electrical, and appliance repair.
  • HVAC certification may be required based on state and local regulatory requirements.
  • Strong organizational and communication skills, with the ability to follow instructions and lead by example.
  • Ability to work independently, manage multiple priorities, and maintain attention to detail.
  • Proficiency with basic computer applications (Microsoft Office or maintenance work order systems).
  • Must be able to lift up to 50 lbs.
  • High school diploma or equivalent; certification in a related trade preferred.
  • Schedule flexibility is required, including the ability to work weekends or on‑call hours when necessary to meet property maintenance demands.
