Responsibilities
  • Lead the team — Set clear goals, expectations, and priorities; motivate staff and maintain a positive, collaborative environment.
  • Develop talent — Identify training needs, implement solutions, and provide coaching to strengthen skills and performance.
  • Drive communication — Ensure open communication within the team and across departments; share updates and encourage feedback.
  • Maintain property assets — Oversee upkeep and condition of all physical assets.
  • Supervise maintenance operations — Manage daily work of maintenance staff and support positive resident relationships.
  • Inspect property conditions — Perform daily inspections to ensure all common areas are clean and well-maintained; schedule routine janitorial tasks.
  • Execute preventive maintenance — Conduct regular interior and exterior preventive maintenance.
  • Manage unit turns — Oversee move-out, scoping, repairs, and move-in to ensure units meet quality standards and documentation is submitted.
  • Coordinate vendor work — Arrange and supervise contractor repairs; escalate issues to GM/AGM as needed.
  • Submit incident reports — Report emergencies, resident incidents, staffing issues, and unsafe conditions.
  • Report violations — Notify Ops and Compliance of any violations received.
  • Manage inventory — Ensure maintenance supplies are stocked and tracked.
  • Process purchasing — Create POs for all orders, vendor services, and supplies.
Qualifications
  • 7+ years recent hands-on property management experience (Luxury property preferred)
  • 5+ years supervisory experience.
  • Strong facilities/operations knowledge, including building systems.
  • Effective leadership skills with the ability to align and motivate teams.
  • Calm, solutions-oriented mindset in fast-paced, high-pressure environments with a drive to tackle difficult problems and take on increasing responsibility
  • Technical proficiency in plumbing, electrical, mechanical, and basic construction.
  • Excellent time management and organizational skills.
  • Analytical problem-solving ability.
  • Experience with amenity spaces.
  • Strong communication skills with all levels of management.
  • High discipline and follow-through.
  • Multi-family experience preferred.
