Facilities Supervisor
The Facilities Supervisor oversees day-to-day building and facilities maintenance operations, ensuring all service requests are handled promptly and efficiently. This role coordinates and supports a maintenance team, troubleshoots and repairs HVAC, plumbing, electrical, and general building systems, and helps improve processes to enhance service quality and operational efficiency.
Responsibilities- Review incoming service requests, assess urgency, and prioritize work to ensure timely completion of maintenance activities.
- Schedule maintenance tasks and allocate resources effectively to meet operational and service standards.
- Assign daily work orders and projects to maintenance staff and support the team in delivering exceptional service.
- Troubleshoot and repair HVAC systems, including boilers, as well as plumbing, electrical, and general building systems.
- Monitor building and facilities conditions to identify issues proactively and coordinate corrective actions.
- Help identify and implement process improvements to increase efficiency and improve support for properties.
- Coordinate and communicate with tenants, vendors, and maintenance staff to ensure service requests are clearly understood and promptly addressed.
- Maintain inventory of parts and materials, track usage, and ensure adequate stock levels to support ongoing maintenance needs.
- Order parts and materials as needed and coordinate deliveries to minimize downtime and service disruptions.
- Participate in an on-call rotation and respond to urgent maintenance issues as scheduled.
- Proven experience in facilities maintenance management and building maintenance.
- Hands-on experience with building and facilities maintenance, including HVAC, plumbing, electrical, and general building systems.
- Strong HVAC troubleshooting and maintenance skills, including experience with boiler systems.
- Knowledge of facilities and building management practices and standards.
- Ability to supervise property maintenance activities and oversee maintenance staff.
- EPA certification (such as EPA Universal) or equivalent qualification for handling HVAC systems and refrigerants.
- Ability to prioritize, schedule, and coordinate multiple maintenance tasks and service requests.
- Strong communication skills to work effectively with tenants, vendors, and maintenance staff.
Skills & Qualifications
- Experience in property maintenance and supervision.
- Experience coordinating with external vendors and service providers.
- Strong organizational skills for managing inventory, ordering parts, and coordinating deliveries.
- Ability to identify opportunities for process improvement and implement more efficient maintenance practices.
- Comfort working in an on-call rotation and responding to after-hours maintenance needs.

Work Environment
This role follows a first-shift schedule, typically 8:00 a.m. to 5:00 p.m., Monday through Friday, providing a stable daytime work routine. The position includes participation in an on-call rotation approximately one week each month, coordinated collaboratively with the maintenance team to ensure balanced coverage. The work is hands-on in building and facilities environments, involving regular interaction with maintenance staff, tenants, and vendors, as well as frequent use of tools, equipment, and materials related to HVAC, plumbing, electrical, and general building systems.

Pay and Benefits
The pay range for this position is $74880.00 - $83200.00/yr. Employer covers 75% of medical benefits Vision Dental Company contributes 100% of the first 5% for 401K HSA FSA
