The Porter is an integral member of the property’s maintenance team, reporting directly to the Community Manager. The role requires a high degree of professionalism, positive engagement with residents and staff, and a proactive approach to maintaining the property’s aesthetic appeal and functionality.

• Provide exceptional customer service and community engagement – greet residents and visitors warmly, represent Avanath positively, and contribute to a positive community atmosphere.
• Perform comprehensive cleaning and maintenance – maintain daily cleaning logs, inspect the community to remove litter, debris, and pet droppings, keep common areas and amenities neat, keep sidewalks, parking lots, and building entrances clean (sweeping, pressure washing, snow removal as needed), clean and restock restrooms, laundry rooms and fitness centers, complete seasonal tasks (leaf removal, salting walkways, flower bed maintenance), and assist with setup and clean‑up for community events.
• Execute waste management and make‑ready support – remove trash and items from vacant apartments before make‑ready, clean make‑readies thoroughly, transfer trash to the dumpster or designated storage area, and maintain inventory of cleaning supplies.
• Conduct routine maintenance and repairs – complete assigned minor and routine service requests as directed by the Maintenance Supervisor or Community Manager; assist the make‑ready specialist; perform snow removal and lawn care tasks; follow all safety protocols.
• Prepare for emergencies – report to the property during adverse weather conditions or other emergencies and follow established procedures.
• Communicate and report – distribute notices and communications to residents, report maintenance issues or safety hazards, and assist during property inspections.
• Perform other duties as assigned by the Maintenance Supervisor or Community Manager.

• 2+ years of grounds or porter experience.
• Knowledge of and ability to safely operate property maintenance equipment (e.g., pressure washer, leaf blower, snowblower).
• Detail‑oriented and thorough with a strong sense of safety hazards and proper use of cleaning and sanitizing solutions.
• Good interpersonal skills with a polite and courteous demeanor toward staff, customers, clients, and visitors.
• Basic knowledge of Fair Housing Laws and OSHA requirements.
• High School Diploma or equivalent.
