The RoleThe Maintenance Superintendent is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service to our residents. This includes quality move-in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Superintendent works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

- At least 3 years of multifamily property maintenance experience.
- One year of supervisory experience required.
- Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work.
- HVAC certification.
- Valid Driver’s License.
- Very strong organizational skills and ability to handle multiple priorities.
- Solid interpersonal and customer service skills.
- Must be available for on-call and weekend work.
- Demonstrates customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and assigning work orders efficiently.
- Projects a favorable image of the community to achieve property objectives and public recognition.
- Ensures consistency, follow-up, and follow-through in dealing with residents on all matters.
- Enforces community policies delegated by the Community Manager.
- Assists and completes work orders from resident requests, diagnosing the source of defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Coordinates, schedules, and responds to resident/management requests and work orders.
- Ensures all repairs and replacements serve community common areas and units, supporting cost-cutting and expense control programs.
- Inspects grounds, building, and community features daily to identify and correct hazardous conditions.
- Manages and orders maintenance supplies inventory while adhering to budget guidelines set by the Community Manager.
- Maintains a preventative maintenance program that extends community life and minimizes future repairs.
- Maintains a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Maintains hazard communications program; teaches and promotes safe work practices.
- Manages unit inspections and maintains accurate records of service requests, EPA/OSHA standards, preventative maintenance, unit make-ready status, work in progress, etc.
