The Role

The Maintenance Superintendent is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service. This includes quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Superintendent works alongside the Community Manager in ensuring the oversight of staff and vendors to maintain the property.

The incumbent in this role must possess a high degree of professionalism and positive engagement for residents and the workforce.

Qualifications
  • At least 3 years of multifamily property maintenance experience.
  • One year of supervisory experience required.
  • Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work.
  • HVAC certification.
  • Valid driver’s license.
  • Very strong organizational skills and ability to handle multiple priorities.
  • Solid interpersonal and customer service skills.
  • Must be available for on‑call and weekend work.
Key Accountabilities

Resident Relations + Customer Service

  • Demonstrates customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and assigning work orders efficiently.
  • Projects a favorable image of the community to achieve property objectives and public recognition.
  • Ensures consistency, follow‑up, and follow‑through in dealing with residents on all matters.
  • Enforces community policies delegated by the Community Manager.
  • Assists and completes work orders from resident requests and routine upkeep, diagnosing problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

Maintenance Management

  • Coordinates, schedules, and responds to resident/management requests and work orders.
  • Ensures all repairs and replacements are necessary for community common areas and units, supporting cost‑cutting and expense control.
  • Inspects grounds, building, and other community features daily to identify, minimize, and correct hazardous conditions.
  • Manages and orders maintenance supplies inventory within budget guidelines set by the Community Manager.
  • Maintains a preventive maintenance program that extends the life of the community while minimizing future repairs.
  • Maintains a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Manages key control of the community.
  • Maintains accurate records regarding service requests, EPA/OSHA standards, preventive maintenance, unit make‑ready status, and ongoing work.
  • Participates in on‑call emergencies in the community.
  • Plans for and utilizes property resources, equipment, and supplies economically by obtaining bids/pricing from vendors, suppliers, and contractors.
  • Provides direction to and monitors maintenance, construction, and rehabilitation activities to ensure quality and expediency.

Staff Leadership

  • Challenges all team members to achieve higher performance by setting and communicating goals.
  • Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, unit interiors, parking, and other common areas.
  • Supervises, trains, and schedules maintenance staff under the direction of the Community Manager.
  • Monitors staff progress daily and provides assistance and instruction as needed.
  • Provides input to the Community Manager regarding employee performance evaluations.
  • Conducts safety meetings, ensures MSDS sheets are current, and keeps staff up‑to‑date on OSHA and other safety‑related laws.
