Salary Range: $17.52 To $22.82 Hourly
Job SummaryPerform skilled and semi‑skilled maintenance and repair work in residential buildings, including carpentry, plumbing, minor electrical work, custodial and grounds care. Operate with little direct supervision and support a healing environment for residents.
Responsibilities- Document work and expenses in the electronic work order system.
- Oversee and accompany contractors for professional repairs.
- Repair and maintain interior of buildings and apartments, including machinery, plumbing, structure, appliances and electrical wiring per building codes.
- Maintain grounds by mowing, trimming, weeding, pruning and watering.
- Remove snow and apply de‑icer to walking surfaces during inclement weather.
- Maintain clean, safe and organized work areas.
- Maintain tools and equipment; operate maintenance equipment safely.
- Perform routine plumbing repairs (leak fixes, unclogging toilets and drains).
- Conduct routine carpentry work (painting, repairing walls, cabinets, trim).
- Move, assemble and rearrange furniture and fixtures.
- Replace light bulbs and make minor electrical repairs.
- Perform glass and screen repairs.
- Assist in moving heavy appliances/equipment for maintenance and cleaning.
- Handle and store chemicals and cleaning supplies per regulations.
- Attend required training and safety programs.
- Adhere to company policies, safety regulations and OSHA requirements.
- Complete other tasks as assigned.
- Provide on‑call availability as needed.
Any combination of education and experience that provides the required knowledge. Valid NYS Driver’s License required.
KnowledgeGeneral knowledge of custodial operations, building & grounds, landscaping maintenance and use of standard tools and practices in carpentry, plumbing, electrical, and painting. Ability to estimate materials and labor and manage contract work of others.
Skills and AbilitiesConduct general facility maintenance, preventative maintenance and routine repairs. Read and interpret information, follow instructions, develop and maintain a maintenance schedule, analyze situations, use independent judgement, communicate clearly, set priorities and meet deadlines. Proficient with computer and associated software. Skilled in hand, carpentry, electrical and plumbing tools. Strong organisation, time management and follow‑up skills. Operate with little supervision. Work effectively and professionally around persons with mental illness.
Physical RequirementsLift a minimum of 50 pounds and move supplies and use equipment weighing up to 100 pounds. Handle cleaning solvents, paints, greases, etc.
