Facilities Manager
The Facilities Manager oversees the maintenance, reliability, and safe operation of all plant facilities, utilities, and equipment to ensure continuous production. This role plans and directs repair and maintenance activities, leads preventative maintenance programs, manages third-party providers, and drives continuous improvement initiatives to optimize performance and control costs.
Responsibilities:
- Review job orders to determine ownership, scope, and priority of maintenance and facility work.
- Schedule and coordinate the repair, maintenance, and installation of machines, tools, and equipment to ensure continuous production operations.
- Direct activities related to utility systems, including the supply of heat, HVAC, steam, electric power, and compressed air required for operations.
- Develop, implement, and maintain preventative maintenance programs to improve equipment reliability and reduce unplanned downtime.
- Inspect operating machines and equipment regularly to verify conformance with operational and safety standards.
- Plan, develop, and implement new procedures and processes to improve operations while minimizing costs and maximizing efficiency.
- Requisition tools, equipment, parts, and supplies required for maintenance and facility operations, ensuring adequate inventory levels.
- Direct and oversee the training of maintenance employees to improve technical skills, safety practices, and overall work performance.
- Prepare the department budget and monitor expenditures to ensure alignment with financial targets and cost-control objectives.
- Manage third-party service providers and contractors, ensuring quality, safety, and compliance with company standards and service agreements.
- Lead and supervise maintenance teams of approximately 5–10 or more technicians, providing guidance, coaching, and performance feedback.
- Manage capital projects related to facilities and equipment, including planning, scheduling, resource allocation, and execution.
- Oversee inventory control for maintenance parts and materials to support reliable operations and minimize downtime.
- Lead continuous improvement initiatives utilizing Lean Manufacturing, Total Productive Maintenance (TPM), Six Sigma, or similar methodologies.
- Develop, track, and uphold Reliability and Maintenance Key Performance Indicators (KPIs) to monitor performance and drive improvements.
- Ensure maintenance and facility operations support compliance with relevant standards and requirements such as FDA, USDA, SQF, GMP, or HACCP where applicable.
- Collaborate with operations, production, and other departments to align maintenance activities with business needs and production schedules.
- Support safe work practices and ensure maintenance activities are carried out in accordance with safety policies and regulatory requirements.
- Perform other duties as assigned by management to support facility reliability, safety, and operational excellence.
Essential
Skills:
- Deep knowledge and hands-on implementation experience with Computerized Maintenance Management Systems (CMMS).
- Strong understanding of industrial electro-mechanical systems, including motors, bearings, gearboxes, variable frequency drives (VFDs), and controls.
- Proven ability to troubleshoot complex mechanical and electrical issues in an industrial environment.
- Demonstrated experience supervising maintenance teams of 5–10 or more technicians in a production or industrial setting.
- Experience scheduling and coordinating repair, maintenance, and installation of machines, tools, and equipment.
- Experience directing activities on utility systems such as heat, HVAC, steam, electric power, and air supply.
- Proficiency in developing and managing preventative maintenance programs.
- Experience preparing and managing department budgets and monitoring expenditures.
- Ability to plan, develop, and implement new procedures to improve operations while minimizing costs.
- Experience managing capital projects and overseeing inventory control for maintenance operations.
- Capability to lead continuous improvement initiatives using Lean Manufacturing, TPM, Six Sigma, or similar methodologies.
- Knowledge of creating, tracking, and maintaining Reliability and Maintenance KPIs.
- Strong leadership and people-management skills, including training, coaching, and performance development.
- Solid organizational and time-management skills to handle multiple priorities and projects.
- Effective communication skills to collaborate with cross-functional teams and external service providers.
Additional Skills &
Qualifications:
- Knowledge of refrigeration systems in an industrial or cold storage environment is highly desirable.
- Experience in food manufacturing, cold storage, logistics, warehouse, transportation, or industrial operations is preferred.
- Familiarity with regulatory and quality frameworks such as FDA, USDA, SQF, GMP, or HACCP is a plus.
- Experience with fleet management is beneficial.
- History of working with HVAC systems in an industrial or commercial setting.
