Under the supervision of the Director of Facilities & Operations, the Property Manager is responsible for the daily operations and maintenance of all multi-tenant student dormitories, as well as supervising residential maintenance personnel. The Manager ensures that facilities, grounds, and equipment are proactively maintained, that preventive maintenance programs are strictly executed, and that facilities services are delivered promptly and to an exceptional standard.
Dutiesand Responsibilities
- Manage the day-to-day operations of all residential buildings, grounds, and surrounding areas.
- Ensure the proper operation of all building infrastructure, mechanical, fire safety, electrical, plumbing, and HVAC systems.
- Execute all required cleaning and preventive maintenance programs.
- Conduct daily inspections of building grounds to evaluate physical appearance, regulatory compliance, and state of repair.
- Maintain and assign work orders using SVA's maintenance work order system.
- Ensure all requests and work orders are processed according to departmental procedures, including on weekends, after hours, during closings, and on holidays.
- Proactively identify potential maintenance concerns, tenant issues, or safety risks.
- Resolve problems early and implement corrective actions to prevent recurrence and maintain seamless property operations.
- Manage residential room turnovers by planning and coordinating with external vendors and contractors.
- Schedule mechanical, plumbing, and electrical repairs as needed.
- Create and maintain a full, up-to-date inventory of mechanical equipment, supplies, and tools.
- Track severe weather conditions for emergency readiness and building coverage.
- Respond to building and college emergencies 24/7 as needed (including weather closings, storm cleanup, and after-hours/weekend calls).
- Travel to perform regular inspections across various campus residential locations.
- Participate in department meetings and college-related events, and perform other duties as assigned by the Director of Facilities & Operations.

- Lead, oversee, and evaluate the maintenance team's performance, ensuring workplace safety and regulatory compliance.
- Assign work orders to technicians on weekends, after hours, closings, and holidays.
- Assist in the selection, recruitment, and onboarding of Maintenance Technicians I and II.
- Provide ongoing training, performance feedback, and recommendations for formal evaluation or dismissal when necessary.
- Education:
High School Diploma or GED - Experience:
Five (5) years of experience in building operations and maintenance. - Certifications:
NYCFD Fire & Life Safety Director (FLSD) Certificate of Fitness, or one or more of the following FDNY
Certifications:
S-12, S-13, S-95, or P-98.
- Knowledge of fire and building systems, including boiler operations, HVAC, carpentry, painting, plumbing, electrical, and general mechanics.
- Proficiency with computer software, including Microsoft Office Suite and Google Workspace.
- Proficiency with Building Management Systems (BMS) and Computerized Maintenance Management System (CMMS) platforms.
- Bilingual proficiency (English and Spanish).
- Deep understanding of Property Management best practices within a higher education setting.
- Knowledge of local building codes, safety regulations, and vendor management procedures.
- Strong verbal, written, digital, and interpersonal skills to communicate effectively with students, faculty, staff, and external vendors.
- Demonstrated ability to make sound decisions under pressure, adapt to changing priorities, and resolve property-related issues proactively.
- Proven ability to lead collaboratively, train staff, and manage schedules and project timelines efficiently.
Location:
340 East 24th Street, New York, NY 10010 (with travel across campus buildings required).
Schedule Requirements:
Standard schedule is 35 hours per week (Mon-Fri, 9 am-5 pm). Schedule varies based on departmental needs, campus events, holidays, evenings, weekends, and 24/7 emergency response.
Flexibility:
Adaptable to schedule or location changes; available during campus events, peak operational needs, or emergencies as needed.
Physical Demands:
Ability to bend, lift, walk, carry, or exert force equal to lifting up to 50 lbs unassisted.
