Live-In Superintendent | Luxury BK Condo | 2-Bedroom Apartment

Privately held owner, operator and developer of residential and mixed-use properties is seeking a Live-In Superintendent with experience to oversee a luxury, new development property in Williamsburg, Brooklyn. Will be responsible for day-to-day maintenance and management operations of a 50-unit luxury building. We are seeking a highly skilled Superintendent or Handymen ready to take the next step in their career - who can ensure the appearance and operational order of the building, units, exterior and common areas up to, or beyond, corporate expectations.

Ideal candidates will be intelligent, self-starters that are detail-oriented and have strong time management skills. Includes 2-bedroom apartment.

• Perform routine maintenance and minor repairs in carpentry, electrical, plumbing, drywall, and painting
• Ensure cleanliness and upkeep of all building areas, including:
  Sidewalks, courtyards, tree pits, laundry rooms, trash compactor area, roof, utility rooms, and basement.
• Manage garbage and recycling disposal in accordance with Department of Sanitation (DOS) guidelines
• Replace light bulbs in both interior and exterior areas as needed.
• Provide timely access for utility companies, contractors, and vendors as coordinated by management.
• Assist with tenant move-ins and move-outs, ensuring common areas are protected and cleaned afterward.
• Clear snow and ice from walkways and building entrances during winter months.
• Remain available for after-hours emergency calls and weekend coverage as required.
• Utilize work order systems to document, track, and complete maintenance requests and submit weekly reporting.
• Complete special projects or additional tasks assigned by management.
• Provide weekly reports with photos through Yardi.

• Minimum 3 years of experience as a building porter, handyman, or superintendent
• Knowledge of building systems and general maintenance best practices
• Follows safety protocols and company procedures
• Demonstrates strong problem-solving and time management skills
• Works well independently and as part of a team
• Follows verbal and written instructions from supervisors
• Capable of performing physically demanding tasks.

Salary range: $40,000 - $45,000 plus bonus, 401k with 7% company match, 2 bedroom apartment, and 100% paid single employee health coverage.
