Goddard Riverside is a well-established Manhattan community-based agency with an annual operating budget of approximately $ 50 million. Goddard Riverside is one of New York City’s leading human service organizations meeting the basic needs of children, youth and families, homeless people, and older adults across Manhattan and New York City.

Purpose of Position:
We are seeking a dependable, motivated, and detail-oriented Superintendent to join our Supportive Housing team. The Building Superintendent is responsible for the day-to-day maintenance, cleanliness, safety, and overall physical condition of the supportive housing property. The Superintendent ensures that the building, apartments, common areas, mechanical systems, and grounds are properly maintained and that maintenance concerns are addressed promptly.

Schedule:

Monday–Friday (on call evenings and weekends) 9:00am-5:00pmHourly Range: $31.25-$33.65

Candidates must have the required qualifications to be considered for the position. The salary offer will be based on the candidate’s number of years experience in the exact or comparable position and additional preferred qualifications will be taken into account.

Role, Responsibilities, and Essential Duties The Building Superintendent will be responsible for ensuring that the building, apartments, common areas, equipment, and building systems are properly maintained and that resident maintenance concerns are addressed promptly and professionally. The ideal candidate is dependable, organized, customer-service oriented, and knowledgeable in general building maintenance and repairs.

Perform daily inspections of the building, including hallways, stairwells, lobby, common areas, basement, mechanical rooms, and exterior areas.

Respond to and complete resident work orders in a timely manner.

Perform routine maintenance and minor repairs, including basic plumbing, electrical, carpentry, painting, and general repairs.

Monitor heating, hot water, plumbing, electrical, HVAC, elevator, and other building systems.

Identify and report unsafe or hazardous conditions immediately.

Assist with apartment turnovers, move-ins, move-outs, and vacant apartment preparation.

Coordinate access for contractors, vendors, inspectors, and management staff.

Monitor vendor and contractor work to ensure repairs are completed properly.

Assist with HPD, HUD, NSPIRE, HQS, fire safety, and other regulatory inspections.

Address inspection deficiencies and ensure repairs are completed within required time frames.

Maintain accurate maintenance logs, work orders, inspection records, and preventive maintenance documentation.

Monitor pest control issues and coordinate with extermination vendors.

Maintain building cleanliness and ensure common areas are safe and presentable.

Maintain maintenance supplies, tools, equipment, and inventory.

Respond appropriately to building emergencies and notify management immediately.

Maintain professional and respectful relationships with residents.

Work collaboratively with property management and supportive services staff.

Maintain confidentiality and appropriate professional boundaries with residents.

Supervise or coordinate maintenance and porter staff when assigned.

Perform other duties as assigned by management.

Qualifications/Educational Requirements High school diploma or equivalentFDNY Sprinkler and Standpipe S12, S13, S95, P99 certification(s) required.

Minimum of 3 years of building maintenance or superintendent experience preferred.

Experience working in residential or supportive housing is a plus.

Knowledge of basic plumbing, electrical, carpentry, painting, HVAC, and general building maintenance.

Ability to troubleshoot and resolve routine maintenance issues.

Knowledge of HUD, HPD, NSPIRE, HQS, or other housing regulations is a plus.
